Large scale 692 acres or 280ha in 4 titles Located in renowned dairying district in the heart of the South West Victoria.

Milking on average 400 cows producing around 3 million liters averaging 220,000 kg of milk solids.

Production: Approximately 3 million liters per annum with 220,000 kg of milk solids, Woolworths Fresh Milk Contract.

Soil: 70% of the farm is free draining sandy loam with 30% being clay based soils
Fertiliser: Strong fertilizer history with only maintenance applications required in regular intervals, applications NPKS blends 5 to 6 times per annum based on plant tissue and soil tests.

Pasture: Permanent pastures are Matrix dominant and Italian Rye grass is used to top up thinner pastures when required. Some paddocks have been resewn to Cocksfoot varieties to provide deep rooted drought proof pastures. Fodder production 1500 rolls of silage 500 Rolls of grass hay annually.

Shelter: The property is extremely well sheltered throughout including a section boundary with the Otway National Park.

Residence: The main brick veneer home was built in 2001 by a local builder, the home offers a superb open plan kitchen dining living, a second sitting room, three bedrooms all with built in robes, office, central family bathroom, separate WC, large farm laundry with access from outside, plus an excellent under cover outdoor entertaining area all set amongst a mature garden with a three bay fully lock up garage with concrete flooring and power.
