The Nucore Industrial centre is centrally located in Griffith's Mooreville Industrial area. The Mooreville Industrial area has direct access to several major road ways that are all classified for B-double routes. The sites locality is shown highlighted in the figure below.

The allotment has a frontage of approximately 50 metres and a depth of 75 metres. Adjoining and adjacent properties are used for purposes of an industrial or commercial nature. The present use of the adjoining land to the west is for storage of plumbing supplies, commercial laundry and automotive mechanic. To the east a materials recovery facility (glass and paper) has operated since about 1989. The Temora railway line adjoins the northern boundary, beyond which is industrially zoned land that is used for a mixture of light industrial and commercial purposes.

The site is centrally located in the Mooreville industrial area and can be accessed from the east by Wakaden Street and the west by Mackay Avenue and Altin Street.

The site was previously used, since the 1970's, by Nugan Quality Foods as a factory for the juicing of oranges and carrots. Zepaul Pty Ltd bought the site in July 2007. Construction of Phase 1 was completed in December 2017 the construction of Phase 2 the development is under way and completion is scheduled soon.
Phase 1 of the development consists of 4 buildings divided into 12 commercial / warehouse tenancies. Many of the tenancies have rear yard spaces for storage. This rear yard space is unique to this type of development in Griffith. Phase 2 of the development consists of 2 buildings divided into 11 commercial / warehouse tenancies. All of the tenancies have rear yard spaces for storage.
