
Iconic Sands Torquay Resort makes waves in the coastal market
Victoria’s surf coast has many much-loved beachside towns, including Torquay, Jan Juc, and Angelsea, along its shore, not to mention the scenic Great Ocean Road. That’s why, when a sizable investment opportunity comes onto the market, investors start turning heads.
The Sands Torquay offers a rare opportunity to secure one of the state’s most significant coastal resort and golf assets.
CBRE Hotels has launched an expressions-of-interest campaign for the recently enhanced 112-room resort, set on a huge 76.5-hectare site.
The resort, which has undergone extensive renovations, is a complete lifestyle and leisure package. Guests enjoy access to a full-service restaurant, conference facilities, and a health club with a 25-metre indoor pool, gym and tennis courts. Locals and tourists alike flock to its championship 18-hole golf course, designed by Stuart Appleby, as well as its 20-bay driving range.
CBRE Hotels’ Tom Gibson and Nick Hill, who are managing the sale, highlight the property’s quality and growth potential as key factors that are expected to draw strong domestic and international attention.
“This exceptional coastal resort and golf course is ideally located just over an hour’s drive from Melbourne, in one of Victoria’s most sought-after lifestyle destinations,” Gibson says.
“The scale and quality of the asset, combined with its operational upside, make it a compelling investment opportunity, and we expect significant interest from the market.”
The sale comes on the back of CBRE’s recent operator selection program, which invited investors across the Central and Eastern Europe region to get a first look at the opportunity. As a result, it attracted significant global interest from leading hotel groups keen to capitalise on the Surf Coast’s growing tourism market. The vacant possession offering means new owners can appoint their preferred operator, opening the door to strong repositioning potential.
The Surf Coast region has seen a surge in demand from both leisure travellers and investors, bolstered by major developments such as the nearby $110 million RACV Torquay Resort. With seamless access from Melbourne (90 minutes by road) and Avalon Airport (40 minutes), Torquay is seen as a premier coastal destination.
“The Surf Coast has established itself as a dynamic regional tourism destination, with strong domestic appeal and growing international recognition,” says Cameron Burke, director of development Australasia & Pacific at IHG Hotels and Resorts, which participated in the operator selection program.
“We believe there is a clear opportunity for a globally branded hotel to support its continued growth and strengthen its position within Victoria’s tourism market.”
