Sydney’s first 25hours Hotel hits the market at Oxford Street gateway

One of Sydney’s most anticipated hospitality projects, 25hours The Olympia, has officially hit the market with one of the most coveted positions in the city.

Located at 1 Oxford Street, Paddington, the newly completed 109-room luxury lifestyle hotel, which spans four levels, has been seven years in the making. Once home to the historic West Olympia Theatre, the property has been transformed into a Paddington landmark while preserving its distinctive domed portico and heritage facade.

Located on 1 Oxford Street, the hotel boasts one of the most coveted addresses in Sydney.

Managing director Sam McVay of McVay Real Estate describes the listing as one of Sydney’s rarest opportunities.

“Buying a hotel in Sydney now is next to impossible,” McVay says.

“We’ve sold the Sofitel Wentworth, the Four Seasons, the Waldorf Astoria to the Forrest family – and new hotels in Sydney are just so hard to come by. To have something like this so close to St Vincent’s and the new sporting precinct, with exposure to Bondi and the east, it’s really special.”

Operated as a 25hours Hotel under HMA with Ennismore.

McVay says the property’s appeal lies in its combination of heritage character and new construction.

“25hours The Olympia is unlike anything else in Australia – brand new but with heritage character, institutional grade but localised and fun. With the prized location, magnificent features and flawless execution of build, this will never be replicated,” he says.

The hotel boasts 109 rooms across four levels.

Developed by Central Element and Boston Global, the project reimagines the former theatre as not only a hotel, but a vibrant cultural and culinary hub for Paddington. The hotel features four signature dining and bar venues curated by London’s Studio Paskin, including Sydney outposts of The Palomar, The Mulwray and Jacob the Angel, alongside a rooftop bar, Monica, offering panoramic city and harbour views.

The building is not only a hotel, but a hospitality and cultural hub.

Central Element managing director Nathan Chivas says the development has revitalised an important corner of Paddington.

“It’s exciting to see our original vision of reinvigorating the West Olympia Theatre come to life and further enrich Oxford Street’s culinary and bar scene,” he says.

25hours The Olympia is operated by Ennismore, the lifestyle hospitality group majority-owned by Accor. Expressions of interest close at 4pm (AEDT) on Wednesday, November 26, 2025.
