Sydney pub sells for $75 million in the second-largest deal of 2025

Family-run group Momento Hospitality has sold the Silverwater Hotel in Sydney’s west for around $75 million to Marlow Hotel Group, marking the biggest pub sale in the city and the second-largest deal inked in Australia so far this year.

The popular pub in the suburb of Silverwater is a single-level venue with a bar and a bistro, along with a gaming room with 30 pokie machines.

The Silverwater Hotel sale comes amid a boom time for pub deals, which has already pushed the volume of transactions well above the annual average. Large family-run and private groups, along with institutional investors, are betting on long-term growth in the sector, despite trends such as younger people drinking less.

With a relative scarcity of opportunities on the market, prices for destination pubs such as the Silverwater Hotel are being bid up.

The Silverwater deal ranks as this year’s second-biggest trade, following businessman Scott Didier’s off-market purchase of The Beach Hotel in Byron Bay for $140 million from Redcape Hotel Group in May. The Byron deal was the second-highest price in a pub trade on record.

The Silverwater deal pips the $64 million price paid for Richard’s on the Park in Canley Vale, Sydney’s west, which changed hands at the end of October.

The Colosimo family run Momento Hospitality, which owns venues across NSW, including the Oran Park Hotel in south-west Sydney and The Governor Hotel in Macquarie Park. It purchased the Silverwater Hotel in 2022, according to property records.

Earlier this year, the group sold the venue Duke of Dural to Good Beer Company for about $25 million.

The Silverwater pub’s new owner, the Marlow Hotel Group, itself has a number of venues across NSW, such as Kings Park Tavern in Kings Park, Sydney’s west, and the Peachtree Hotel in Penrith, which it purchased for about $16.5 million in 2019.

In July, the group added the Doonside Hotel in Western Sydney to its portfolio for about $35 million, acquiring it from publican Peter Walker.

HTL Property’s Dan Dragicevich and Andrew Jolliffe, as well as JLL Hotels & Hospitality’s Ben McDonald and John Musca, managed the Silerwater sales campaign. Both agencies declined to comment on the transaction details.

However, JLL’s Ben McDonald noted the sale represented the largest Sydney metropolitan pub transaction this year, with the considerable interest shown by underbidders a testament to the relative lack of opportunity to invest in top pubs.

“The high performing trading profile of the Silverwater Hotel mixed with sought after underlying investment attributes attracted significant interest from an acquisitive market seeking capital deployment options,” McDonald told The Australian Financial Review.

HTL Property’s Andrew Jolliffe said sales this year, such as the Silverwater Hotel and venues in Griffith, Rockhampton and Byron Ba,y showed just how much confidence large investors had in the sector.
