Sydney Metro compulsory acquisition leads to new leases

The NSW government’s compulsory acquisition of sites for the Sydney Metro project in the Sydney CBD has led to new office leases for GlobalX and Mars Recruitment.

IT company GlobalX upgraded to a 592sq m lease at 1 Castlereagh Street after its former office at 175 Castlereagh Street was bought by the government.

Knight Frank’s Ryan Grace secured the 5-year lease at a gross annual rent of $120,000.

Mars Recruitment has also leased a 415sq m office at level 8 of 60 Carrington Street, overlooking Wynyard Park, after its previous office at 39 Martin Place was also compulsorily acquired.

60 Carrington Street is a 16-level office building with a refurbished lobby designed by Woods Bagot Architects. While rents were confidential, sources suggested the gross annual rent to be around $800 to $850 a square metre.

CBRE’s Nick Read and Savills’ Alastair Dunlop negotiated the lease for landlord, Brookfield Property Partners.

Deloitte short

Professional services firm Deloitte has secured a 350sq m office on part of level 13, 459 Little Collins Street on a short-term lease for a gross annual rent of $520 a square metre.

The fully fitted office space is for an upcoming project, which was previously operating out of serviced offices.

JLL’s Alexandra Harper and Zak Seccull negotiated for the sitting tenant, Programmed.

New digs for MVC

Building materials company MVC Pty Ltd has secured a three-year lease for an office-warehouse property at 81 Discovery Road, Dandenong, in Melbourne, through Savills’ Paul Jones.

The 997sq m property at Innovation Park has a 189sq m two-level office and an 808sq m high clearance, clearspan warehouse.

The net annual rent was struck at $85,000 with a private Melbourne investor.

CBD move

Global Digital Solutions agency, Heath Wallace, has agreed terms on 279.6sq m of office space at level 3, 114 Flinders Street, Melbourne, after relocating from Richmond to be in the CBD.

The lease is four years and the net annual rent is $380 a square metre.

JLL’s Leasing Executive Alexandra Harper brokered the deal for a private landlord.

Toowoomba transaction

Precision Steering & Suspension has rented a warehouse-office facility in the CBD of Toowoomba – the city on the rim of Queensland’s Darling Downs – to start a new outlet.

The company will lease the 290sq m block and brick shed building on a 608sq m site at 10-12 Water Street for three years at a net annual rent of $32,000.

Ray White’s Daniel McNamara and Craig Bradley handled the deal.

Precast Elements Pty Ltd will move into a newly leased 547sqm industrial facility at 49 Pine Road, Yennora, in Sydney’s west.

The 3547sq m property split over three buildings with a wash bay and a 10-tonne overhead gantry crane sits on a 1.12-hectare site.

LJ Hooker’s John Tsoutsa & Jason Andreou negotiated the five-year lease with options on an annual gross rent of $372,500.

IOOF deal

IOOF has concluded an office lease with Interactive Community Care, which has moved its head office to 88 Phillip Street, Parramatta, paying a gross annual rent of $410 a square metre under a 5-year lease.

The 449sq m office tenancy, with an exclusive balcony, was an upgrade for the tenant.

Colliers International’s Alex Brown brokered the deal.

A bit of Marrickville Erth

Art group ERTH Visual & Physical has struck a 3-year lease for a 1753sq m industrial warehouse/office property at 22-26 Myrtle Street, Marrickville.

The property with an internal clearance of up to 6.5m and basement storage is close to Marrickville train station in Sydney’s inner west.

Knight Frank’s George Carydis negotiated a gross annual rent of $205,000.

Chinatown parlour

JianLi International Beauty will move to a 396sq m shop at 695-699 George Street, Haymarket, in Sydney, after agreeing to pay landlord Huaju Investment a gross annual rent of $237,600 for three years.

Knight Frank’s Nick Sinclair acted on the transaction.

Car wash

Elite IBC Cleaning Pty Ltd has secured 2200sq m of industrial hardstand at 2-4 Pipe Road, Laverton North, in Melbourne, at an annual rent of $22.50 a square metre plus outgoings over five years.

Elite IBC Cleaning will use the site for vehicle cleaning.

Colliers International’s Charlie Woodley and Ashley McIntyre acted for a private landlord.

Luminous lease

Lumascape Lighting Industries will set up its new Brisbane headquarters on a 1740sqm property at 18 Brandl Street in Eight Mile Plains after signing a 5-year lease.

The property, comprising a 520sq m office and 1220sq m warehouse comes with 25 car spaces and was leased at a gross annual rent of $405,500.

CBRE’s Michael Skarparis and Mel Pikos handled the deal for a private landlord.

Split up

Oliver J Nilsen (Australia) is moving to a 444sq m office building in 18-22 Lexia Place, Mulgrave, to house its corporate administration team.

The company’s operations will continue to be run out of Gilda Court, Mulgrave.

Colliers International’s Ash Dean and Damien Adkins managed the five-year lease at a net annual rent of $215 a square metre for a private landlord.

Atomic rental

A private design studio has rented out its 330sq m office at 31 Ross Street, South Melbourne, to expanding media company Atomic 212 for five years.

Atomic 212 has agreed to a 5-year lease on a net annual rent of $425 a square metre.

Colliers International’s Vincent Tran marketed the converted red brick church building with high ceilings.
