Rare sub-$1m commercial opportunity in Gunning offers ultimate tree change

When you hear talk about a cafe lifestyle, it usually involves sipping a flat white while people-watching somewhere.

But there’s a spin on the idea waiting for someone in cross-border Gunning that would knock the froth off that concept.

It’s all packaged around the successful Merino Cafe, which is set up to deliver a new lifestyle with business income.

This local favourite has been delivering caffeine kickstarts for 18 years, but the owner says it’s time to pass on the steam wand.

It’s a compelling package that includes a freehold commercial building, a profitable cafe business and a renovated two-bedroom owner’s residence, on a 750-square-metre block in the centre of town.

All that and only an hour out of Canberra.

Frank Walmsley of Auction Advantage says the Merino Cafe is a success story that has taken care of the fundamentals.

“The menu is proven, the systems are established, and the staff are well-trained,” he says. “The strength of Merino Cafe is the efficiency in the way it has been set up to run.”

Walmsley says the vendor is prepared to support a structured handover, including the transition of staff and suppliers, and is more than prepared to help a new owner get started.

“She is ready for her next chapter, but she genuinely wants a new owner to succeed,” he adds.

The auction scheduled for April 12 has a price guide of $950,000.
