Byron’s quieter cousin offers top cafe investment
Located on Yamba's hilltop, the site has high visibility.

“As commercial investments go, this is an easy one": Yamba cafe up for grabs

A coveted slice of Yamba’s beachfront commercial strip has hit the market, giving investors a rare chance to secure a position in what many now call the alternative to Byron Bay.

Located at 3/14-15 Clarence Street, the property sits in Yamba’s popular hilltop precinct and is currently tenanted by Gather, a popular destination for morning coffee and breakfast.

The position is tightly held and rarely traded, says listing agent Daniel Kelly, managing director of Ray White Yamba/Maclean. This makes it an especially attractive opportunity for hospitality operators or investors looking to tap into the Northern Rivers market.

Yamba is quickly being recognised as Byron Bay's more relaxed cousin.

“The opportunity here is one of location, affordability, and the ability to secure a piece of Yamba’s most renowned strip of hospitality real estate,” Kelly says.

“As commercial investments go, this is an easy one.”

The annual rental income exceeds $42,000, and the tenant pays for outgoings, making this a strong turnkey investment.

Kelly says the hilltop position gives operators exposure to a year-round flow of visitors and locals.

Gather is the current tenant and attracts a steady clientele.

“Yamba’s hilltop is well-known and highly sought after,” he explains.

“This iconic position is opposite Yamba’s beachfront, and commercial property here is in extremely limited supply. Hospitality businesses typically do very well here due to being within close proximity to most of Yamba’s accommodation.”

While once viewed as a sleepy surf town, Yamba has evolved into one of the Northern Rivers’ most desirable lifestyle destinations. Its growing reputation as a more relaxed, accessible alternative to Byron Bay has attracted a new wave of restaurateurs and boutique hoteliers – and the community is thriving.

“Yamba is far less seasonal as a holiday destination than it once was, and this has allowed the local economy to perform more consistently,” Kelly says.

The annual rental income exceeds $42,000.

“We’re seeing businesses grow and evolve, and new ventures moving into the area, and that level of commerce really shaping the town as a key coastal hub within the Northern Rivers.”

With the marketing campaign only just underway, Kelly says buyers have a unique window to act early.

“We’ve just commenced marketing this week, so buyers certainly have a great opportunity if they act now,” he says.

The property at 3/14-15 Clarence Street, Yamba, is for sale with a price guide of $625,000 to $675,000.
