Off-grid luxury credentials

The island’s off-grid resort, Rumi on Louth, comprises four suites and a private residence. Solar power, desalination facilities and waste management infrastructure bolster the resort’s eco credentials.

This year, Rumi received a travellers’ choice award from Tripadvisor, and its restaurant, Samphire, secured a chef’s hat in the Good Food Guide.

Recent coverage in local and international media, including The Times of London and Vogue Australia, has solidified its appeal, says listing agent Nicholas Lower of Savills.

“The hospitality offering is well-known, highly acclaimed and fully functional, which would allow for a seamless transition between owners,” he says.

Although Rumi has been on an operational pause since May, Lower says it is ready to be “switched on” again.

He says the listing represents a once-in-a-generation opportunity.

Rare SA freehold opportunity

“Freehold islands are particularly rare in Australia, and this one is perfectly set up,” Lower says. “I certainly don’t handle listings like this every day.”

The new owner will benefit from the Spencer Gulf’s temperate conditions and sheltered waters, which support consistent visits and seamless resort operations, he notes.

“There are other freehold islands in Australia, but they are mostly located off the Queensland coast and are susceptible to weather events,” he says. “On Louth, that isn’t an issue.”

Approved resort expansion plans

The buyer can take advantage of an approved resort-expansion plan, which would see Rumi add 22 pavilions, 23 luxury villas, a second restaurant, another private residence and additional guest facilities.

The resort-expansion plan would leave most of the island in its natural state – at present, Louth Island is mostly undeveloped. The terrain is characterised by grassy expanses, woodland pockets and several majestic beaches.

The vendors, a couple, have decided to sell after a lengthy approvals and development process, which included securing the go-ahead for the expansion under the Environment Protection and Biodiversity Conservation Act.

“They have put in the hard work over many years to create a self-sustaining island, but their backgrounds are in different industries, so for them, it makes sense to pass it on,” Lower says.

Expressions of interest so far have come from an eclectic mix of prospective buyers.

“There has been considerable interest from hospitality groups, but I’ve also been taking calls from families who are more interested in creating a private getaway for themselves and friends, which would be pretty spectacular,” Lower says.

The vendors are considering expressions of interest above $25 million, which Lower says is “the point at which the market is showing enthusiasm”.

He says the volume and diversity of enquiries so far is testament to Louth’s singular appeal.

“There is an appreciation out there for just how remarkable an asset this is. The elements of a world-class accommodation experience are right there.”

The island will be sold via expressions of interest, closing at 3 pm on October 21 (ACDT).
