Ideal coastal retreat on a private Narooma waterfront known for rock oysters

If you’re lucky enough to visit Narooma, chances are you’ll holiday there again, and again … and not just for the rock oysters and the region’s best fishing.

If you’re sick of the caravan and looking to build your dream home, this rare rural farming waterfront property offers complete privacy, a boat shed and ramp with ocean access, with council approval to create your ideal coastal retreat.

Known for its pristine waters on the NSW South Coast, the seaside town of Narooma is surrounded by ocean, lakes and rivers, described as a “rhapsody in blue” by visitnsw.com, boasting one of the nation’s most temperate climates.

Throw out a line and while away the afternoon.

“It’s a place to dive deep with seals, paddle along glassy bays and pluck oysters from the shallows. And while it’s long been famous for its captivating natural wonders, this coastal community is fast becoming the South Coast’s most fashionable foodie destination,” visitnsw.com says.

The property, known as Wagonga Waters, at 950 Wagonga Scenic Drive, Narooma, comprises 44.14 hectares, with a massive 2.5 kilometres stretch fronting the stunning Wagonga Inlet, a large, calm, and protected estuary part of a marine park.

The working river is home to oyster leases, offering a front row show to “outstanding fishing and big plump Sydney rock oysters”, according to Whale Coast Realty.

The waterfront ownership stretches 2.5-kilometres and takes in a high-watermark ownership.

“This region of the South Coast has so much natural beauty to offer and there is no doubt it is one of the reasons people have been returning to Narooma, either permanently or for holidays, for many years.”

Agent John Murray, from Whale Coast Realty, says the “absolutely beautiful” property is being sold with a price guide of $2.8 million to $3.4 million.

Boat sheds in the area are selling for around half a million dollars just by themselves, he adds.

The property, originally an oyster lease manager’s quarters, features significant waterfrontage to the high tide mark, a rarity in the area.

“What normally happens is people don’t own to the water’s edge. There’s normally a reserve. There’s usually either 10 metres or 20, or 100 metre reserve at the front. This doesn’t have that,” says Murray.

Life jackets line the walls, ready for a dip.

This means you can toss out a line and catch flathead, bream, leather jackets, giant mud crabs and, of course, the oysters from your front door.

From your own private embankment and ’80s-built boat shed, adventure awaits with deep-water access for boating enthusiasts to explore Wagonga Inlet, and beyond to the Pacific Ocean.

Just off the coast, deep-sea fishing, whale watching and scuba diving can be enjoyed in the bays around the renowned island, Barunguba – also known as Montague Island.

If you’re a little less adventurous, start with a kayak, and marvel at the rich bird life – including kingfishers and sea eagles – among the ancient mangroves closer to shore.

The humble boat shed sits at the water's edge.

The vendor, a former parachuting enthusiast, has created a unique feature to complement the two-bedroom manager’s residence, including a rustic outdoor shower and a separate office, as well as a makeshift helipad clearing.

“She just loves the bush. It’s very serene, very beautiful. Lots of wildlife around you, lots of great fishing. She used to be a person that used to jump out of out of planes for a living,  a parachutist, and she used to land her helicopter there,” Murray says of the private owner.

If you’re not up for such a dramatic entrance or exit, you can drive to the heart of Narooma in 25 minutes or reach Moruya airport in 40 minutes.

The unique opportunity also comes with a large portion of cleared land, including a paddock suitable for running cattle or horses, as well as native bushland and rainforest, a large machinery shed, and a smaller shed.

Despite the tranquillity, your modern connectivity is assured with underground power and phone coverage through Telstra, and about seven kilometres of bush roads winding along the waterfront. Several water tanks ensure free-flowing water.

A beautiful spot to launch an adventure from, with water activities a plenty at your fingertips.

Narooma offers a year-round calendar of events, including the famous Narooma Oyster Festival in May, and the River of Art festival. The town is home to pubs, clubs, restaurants, and shops, as well as a heated indoor pool and a golf club.

Murray says he has seen many interested buyers throughout the campaign, which he has shared with David Nolan of Webster Nolan Real Estate.

“It’s all sort of very interesting. You know, it’s going to be a particular buyer with a particular need,” says Murray.

The property is being sold via an expressions of interest campaign, which ends on November 12.
