Hawkesbury River adults-only luxury retreat offered via lease or management

An adults-only luxury retreat on NSW’s Hawkesbury River is seeking a manager or lessee.

Located at Fisherman Point near Berowra Waters, the boutique property can accommodate up to 28 guests in 14 self-contained lodgings, comprising eight luxury tents and six bungalows.

The lodge’s owner is inviting expressions of interest by tender for either a long-term lease or management agreement suited to a hands-on operator capable of relaunching and growing the retreat.

ResortBrokers NSW agents Jacqueline Featherby and Sarah Hutchins say the combination of proximity, seclusion and established luxury infrastructure set the property apart.

“It’s hard to find another property that offers this combination of luxury, privacy and accessibility so close to Sydney,” Featherby says. “You’re just over an hour’s drive from Sydney CBD, but once you arrive at the property at Fisherman Point on the Hawkesbury, it’s an entire world away.

“It’s the ultimate in boutique luxury retreats: an immersive, nature-based experience with all the high-end perks. There’s a five-star restaurant, day spa, pool and gym all on site.”

Secluded access options

The sense of separation begins before guests reach the property because, with no road access, the retreat can only be approached by water or air.

Guests can drive to Mooney Mooney or Brooklyn and continue by boat, or fly by helicopter from Bankstown or Sydney.

Seaplane transfers are also possible from Rose Bay or Palm Beach, with flights taking about 20 minutes.

“Part of what makes the experience so special is that the property is only accessible by boat or air, creating a real sense of escape and seclusion the moment you arrive,” says Hutchins.

Comprehensive facilities include five-star restaurant, day spa, pool, gymnasium, three jetties, boathouse, helipad and observatory.

The retreat’s amenities include a restaurant, spa, outdoor swimming pool, gym, three private jetties, a boathouse, helipad and observatory, along with accommodation for operational staff.

High-yield market appeal

The 14-key configuration provides an opportunity to pursue premium room rates while also accommodating whole-of-property bookings.

Potential markets include affluent couples, weddings, corporate retreats and wellness escapes.

“Opportunities to operate a luxury getaway like this, within easy reach of Sydney, are incredibly rare,” Hutchins says.

“The property has the potential to charge premium rates and can accommodate up to 28 guests across 14 self-contained lodgings. That’s a very attractive proposition for an operator.

The site comprises 14 self-contained lodgings set across 3.54 hectares of secluded riverfront land, just one hour from central Sydney.

“We see this appealing to experienced hospitality operators who understand the luxury tourism market and know how to position a premium destination,” Featherby says.

“A buyer who understands luxury branding and digital marketing through platforms like Instagram will be well placed to continue building on the property’s reputation and maximise its potential.”
