
Greenhouse at West Village: 'Future of work' city fringe office hits the market
Impressing clients and retaining workers where “A-grade quality meets tropical design” is one thing, and owning the entire office block is another.
Built for the “future of work” above West Village, a multi-award-winning master-planned community on the edge of the Brisbane CBD, this slick design boasts landscaped terraces and workspaces.
Just 800 metres from the CBD, the 5874-square-metre commercial office space at 9 Wilson Street, West End, is known specifically as Greenhouse.

Meanwhile, a significant transaction reflecting renewed confidence in Brisbane’s office market took place earlier this month.
Sentinel Property Group acquired Green Square South Tower in Fortitude Valley for $132.01 million, representing the first sale over $100 million outside the Brisbane CBD since 2022.
The A-grade office building, located at 505 St Pauls Terrace, was sold by Colliers on behalf of a private client.
“This transaction highlights ongoing investor appetite for prime, well-located assets in Brisbane’s city fringe, underpinned by confidence in the city’s infrastructure pipeline and the approaching 2032 Brisbane Olympic and Paralympic Games,” Colliers’ Adam Woodward says.
West Village also includes residential luxury apartments and retail.
The cornerstone of the development is a repurposed 1928-built ice-cream factory now home to workspaces, all connected by a heritage laneway where businesses like architecture firm Hassell rub shoulders with workers from communications firm Media Potential.
Retail offerings at the site include Harris Farm Markets and Woolworths, located underneath Greenhouse, with lunch options available at Cheeky Poke, Yamas, and Ichiban Sushi within the precinct.
The building is part of a 6-Star Green Star Certified Community and holds a 6-Star Green Star Commercial Office rating from the Green Building Council of Australia.
It incorporates sustainable features such as rainwater harvesting, grey-water reticulation, smart technology with energy monitoring, and a spacious open foyer designed for passive cooling.
