Wine, weddings and wellness: The $4.5m estate earning $500k a year from 'I do’

Glenbosch Wine Estate near Beechworth for sale for $4.5m

A Victorian High Country wine estate that offers what its agent calls “owning the dream without having the hard work” is on the market, combining vineyards and private wellness retreats with a profitable wedding business generating more than $500,000 a year.

Glenbosch Wine Estate at Everton Upper, about 15 kilometres from Beechworth in north-east Victoria, is being offered for $4.5 million through ResortBrokers. It comprises 264.58 hectares, four retreat villas and approvals to expand its accommodation. Demand for Beechworth’s chardonnay grapes provides another avenue for growth.

“Beechworth chardonnay is really doing incredible things,” says Annalise Grinter, specialist accommodation broker for Northern Victoria.

She says the owners have reshaped the operation around luxury stays and events, outsourcing much of the wine production work while keeping scope for a buyer to become more involved.

“It’s like owning the dream without having the hard work and having to know all the things,” she says.

Wedding income with room to evolve

Grinter says the in-demand estate celebrated 20 weddings in the past year, with 20 more secured through to mid-2027, giving an incoming owner forward bookings while they consider the estate’s next chapter.

She says the property’s asking price reflects a 13 per cent yield, based on adjusted annual net profit of $589,563, with the vendors driving profits up 56 per cent on the previous period.

Taking over the business is set to be a breeze, with catering securely outsourced to a local operator, and wedding coordination and staffing largely outsourced.

“The wedding operation is genuinely hands-off,” Grinter says. “The demand for weddings in that region is just so high. Just the venue hire alone makes it really worthwhile.”

The main building includes a restaurant space, cellar door and dedicated bridal preparation lounge, providing options to expand hospitality operations.

Accommodation management and cleaning are outsourced too. Grinter says the management arrangement is ongoing rather than a lease, giving a buyer flexibility to pursue their own approach.

“It’s trading well with strong figures, but the real appeal is how much scope there is for a new owner to make it their own,” she says.

Wellness stays and Beechworth chardonnay

The four villas have been positioned around private, self-guided wellness stays, incorporating hot tubs, light therapy, vibration plates and meditation activities.

Just off the Hume Highway between Melbourne and Sydney, the estate offers valley and forest views that Grinter says create a sense of seclusion despite its proximity to regional centres.

“But you feel like when you’re there that there’s just nobody around,” she says, noting its position on the tourist trail between Wangaratta and Beechworth.

“It’s probably one of the most beautiful views I’ve seen.”

About five hectares of vines – with provision for 15 hectares – provide another income source, producing the estate’s own range. Wine income is bolstered by a chardonnay grape supply contract.

Glenbosch’s wine range spans nebbiolo, chardonnay, pinot gris, rosé, a red blend and sparkling wines, using minimal-intervention, old-world winemaking techniques to showcase fruit grown in the property’s cool nights and granite soils.

Grinter says a local winemaker produces and bottles the estate’s own wines off-site, while the buyer under its chardonnay grape supply contract handles harvesting.

She says demand for Beechworth chardonnay – some priced at $300 a bottle – has encouraged the owners to move towards greater production of the variety.

“The Beechworth grapes are making some of Australia’s most expensive chardonnay bottles,” Grinter adds. “They’ve got some incredible wine contracts from some of Australia’s greatest winemakers chasing this grape.”

The estate also produces gin with a preference for native botanicals and locally grown ingredients, including a coffee hazelnut variety with notes of roasted coffee, toasted hazelnut and vanilla.

Approved accommodation expansion potential

Grinter says development approval and planning permits cover another six to 10 cottages and a four-bedroom hilltop residence overlooking the estate and valley, giving an incoming owner the option of living on the property.

With four farmstay cottages already operating, the approved expansion offers scope to increase accommodation capacity and build on the estate’s wellness retreat offering.

Grinter says the existing accommodation, wedding bookings and grape supply contract provide a trading base, while the restaurant space and cellar door offer further avenues for a buyer to develop the business by opening for tastings and meals.

But for now, the outsourced operating model leaves room for a new owner to take a more active role or continue with the current approach.

For the vendors, who have a young family, the sale follows considerable effort developing the estate and refining how it operates.

“They’re ready for the next people to come in and finish their dream off,” Grinter says.

Glenbosch Wine Estate is being offered through Resort Brokers, with inspections by appointment.
