Karragullen’s best-known produce pit stop offers secure investment

A landmark Perth Hills farm with deep roots in local produce is now on the market, giving buyers the chance to secure fertile rural land with prime Brookton Highway frontage just outside the city.

The property forms part of the well-known Karragullen Fruit Company holding with an orchard area currently planted to persimmon, apples, nectarines, peaches, apricots and pomegranates.

Listing agent Will Morris of Nutrien Harcourts said the Fiolo family has owned the land since 1958, building a reputation that stretches back more than six decades, serving generations of locals and travellers passing through the region.

“The property was initially used for production of vegetable and fruit and became a pioneer in the roadside shop business in the area,” Morris explained.

Lot 1 is also available for purchase.

“Farmers commuting via the Brookton Highway from a large radius would call into the Karragullen Fruit Company to buy produce,” he said. “They first started selling in the early ’60s and have grown to be a very successful business.”

The total land area of Lot 21 is 5 hectares on one freehold green title, and the sale is being offered either individually or together with the adjoining Lot 1. This opportunity offers flexibility for a range of buyers, from those seeking a lifestyle retreat to equine enthusiasts and investors seeking secure rural acreage close to Perth.

Three-phase power is connected and runs the pump on dam into the 3,000-litre fertigation tank that directly feeds into the fully automatic double inline drip irrigation.

Set among the rolling hills, the property benefits from fertile soils and strong water security, including a catchment dam with approximately 3.2 megalitres of capacity that is replenished by 1008 millimetres of annual rainfall. There are also two cased bores not currently utilised, a general-purpose shed, and a separate large chicken run.

Listed for offers over $1.8 million, enquiries have been steady since launch, which Morris said reflected the scarcity of available rural land in the Karragullen area.

“Enquiry in the first week has been intense with mostly lifestyle and equine enthusiast looking to purchase,” Morris added. “This property is a top investment as it has major highway frontage, fertile soils and excellent water security. Rural land in this area rarely comes to the market and we expect it to sell soon.”
