Eden’s port precinct unveils rare mixed-use development site

A rare port with huge development potential has emerged in one of NSW’s most picturesque settings as 19–21 Weecoon Street in Eden is listed for sale.

Occupying a premium position within the Snug Cove port precinct, the 19,550-square-metre site is zoned MU1 Mixed Use and offers absolute waterfrontage to the mean high-water mark. The land is perfectly positioned with access to an idyllic, protected bay known as Yallumgo Cove, which features several small reefs at the entrance, making it protected from large waves and ideal for safe swimming, snorkelling, scuba diving and paddleboarding.

Long known for its rich maritime history and whale-watching culture, Eden is fast transforming into a tourism and lifestyle hub.

Panoramic northerly views across Yallumga Cove and out across Snug Cove and Twofold Bay add even more natural beauty to the site’s appeal.

“This is arguably the best waterfront development site in south-east Australia,” says Glenn Brunette of Eden Realty.

“The property’s orientation, scale, and setting within the working port of Snug Cove make it an ideal site for a luxury resort hotel, mixed-use residential project, or marina-linked development.”

The proposed marina will be the only marina capable of servicing any larger vessels, including super yachts travelling between Sydney, Melbourne and Tasmania.

Eden occupies a unique position, roughly halfway between Sydney and Melbourne, and is just a three-hour drive from Canberra. Its deepwater port is one of only a handful in NSW, and it’s increasingly recognised as a gateway for cruise tourism and maritime trade. The property sits directly opposite the active deepwater port, overlooking the harbour, jetties and proposed marina, demonstrating its potential for a strong maritime site.

The Port of Eden has seen rapid growth in cruise ship visitation, with 34 liners scheduled for the 2025-26 summer season. Complementing this activity is a proposed Snug Cove Marina, a joint initiative of Transport for NSW and the Bega Valley Shire Council, expected to deliver up to 130 berths and new hospitality, retail, and public amenities once reactivated, thereby creating more jobs and boosting tourism within the area. The marina will be the only one capable of servicing any larger vessels, including super yachts, travelling between Sydney, Melbourne and Tasmania.
