Michael Philpott from Tourism Brokers says the property has been valued as high as $15 million but is listed for $7.6 million.
Offering such niche market potential, the listing has received a lot of interest, but it requires a unique operator to manage it well, such as a hatted restaurant ready to expand, says Philpott.
“There will be someone who’s a world-class operator that’ll come in, but it’s just a matter of finding them. The normal mum and dad operator couldn’t take on something like this,” he says. “It is quite profitable if it is done well.”
Investors of Marramarra Lodge can expect upside if keen to expand on untapped, underdeveloped land.
“It’s unique, and it is world class, and it’s right up there … a beautiful location and beautiful offering,” adds Philpott.
Berowra Waters offers a slower pace of life, surrounded by thick bushland, including the Berowra Valley National Park, giving it a very lush, secluded feel with an average age of 60-plus.
To get there from Sydney, drive to the nearby Mooney Mooney jetty, and a private boat will transfer you to your investment escape, or if you’re in a hurry, a 20-minute chopper ride from Sydney will do the trick.
