East Melbourne office block with MCG views a 'big win' for investors

A five-storey office building boasting front-row views of the Melbourne Cricket Ground (MCG) offers buyers front-row seats to the best of the city’s year-round sporting calendar in a highly coveted pocket of East Melbourne.

Located on the edge of the Melbourne Sports and Entertainment Precinct at 94-96 Wellington Parade, the freehold property with a modern fit-out has been listed for sale for $10 million-plus. 

“Having the proximity to the MCG is, is a big, big win,” says listing agent Dylan Kilner of Stonebridge Property Group.

“You can see the upper stands; you’re looking down into it because you’re on the high side of the hill.

“You can see the ‘G from every level, and from the rooftop as well … and you can hear the stadium from there.”

The office is a short one-kilometre walk from the CBD, and on the edge of the sporting precinct.

The property is ideally positioned beside Fitzroy Gardens, just over a kilometre from the CBD, with the MCG only 500 metres away and AAMI Park an easy 900-metre stroll.

“It’s probably the best part of East Melbourne for commercial office space,” Kilner says.

The previous tenant, PSC Insurance Brokers, was recently acquired by a European company and has moved to the CBD, creating a rare opportunity for investors.

The Melbourne Sports and Entertainment Precinct is the name given to a series of stadiums and venues across Olympic Park, Melbourne Park and Yarra Park on Melbourne’s inner fringe.

Some of the precinct’s drawcard venues include: Rod Laver Arena and John Cain Arena in Melbourne Park; AAMI Park, Gosch’s Paddock and Olympic Park Oval in Olympic Park; and the MCG and Punt Road Oval at Yarra Park.

Last month, Stonebridge sold a similarly priced property – a double-storey Victorian on a corner overlooking Fitzroy Gardens at 384-388 Albert Street, East Melbourne, to the Grollo Group, Kilner says. 

The property, previously owned by the Catholic Archdiocese, was snapped up for $10.54 million by property titan and snow enthusiast Rino Grollo for his ski resorts business, it was reported.

The property is for sale via an expressions-of-interest campaign closing at 2pm on Thursday, October 23.
