Newtown icon the Courthouse Hotel offered to market after tightly held run
Since 1859, Newtown’s Courthouse Hotel – a Sydney institution known simply as The Courty – has been the go-to pub for generations of locals, with its sprawling beer garden, welcoming atmosphere and central location cementing its place in the city’s inner-west culture.
Now, the landmark Australia Street venue has been listed for sale, presenting a rare opportunity to acquire one of the city’s most recognisable hospitality assets with the potential for the new owner to generate annual rent of $724,132 plus GST.
Positioned just moments from King Street, the property sits within one of Sydney’s most tightly held and consistently high-performing pub precincts. Newtown’s highly active night-time economy sees around 160,000 people visit on a typical weekend, contributing approximately $8.6 million in in-person spending each month.

“The Courty is in many respects the default meeting place for the Newtown community, and around which multiple social events orbit,” says HTL Property Asia-Pacific region director Andrew Jolliffe.
“As such, the hotel enjoys the unparalleled reputation of being the pub the community is drawn to in order to celebrate and commiserate many important, and other not-so-important, life events.”
Spanning 773 square metres, the pub’s design channels a relaxed, neighbourhood backyard atmosphere, anchored by an expansive beer garden where punters can settle in with a drink and dogs are always welcome. That easy, unpretentious character has long defined the venue – a traditional Hills Hoist clothesline once stood proudly in the beer garden, which was only recently removed.

Opportunities to acquire assets of this scale, reputation and central Sydney positioning are increasingly rare. The property was last offered to market more than 25 years ago, which is a factor reflected in the strong early interest from buyers.
“Unsurprisingly, the interest has been both high in volume and quality of prospective purchasers,” Jolliffe says.
“When a hotel of this status comes to market, particularly considering the length of time it has been unable to be purchased, an active level of enquiry is never a shock.
“The profile of a buyer interested in this asset is one who values high-volume food and beverage trade, and who recognises the significant barriers to entry to replicate a seven-day trading full-service hotel with such unmistakable and largely irreplaceable outdoor areas in this very busy urban location.”
The Courthouse Hotel is being sold through an Expressions of Interest campaign closing at 4pm, Wednesday 15 April.
