Mudgee’s 56-room luxury Clairfield Hotel listed for sale
A recently refurbished boutique hotel in the picturesque NSW Central West town of Mudgee is being offered for sale as a going concern.
The Clairfield Hotel was first established as a no-frills roadside motel in the 1960s and underwent a comprehensive redevelopment in 2024.
That renovation transformed the property into the town’s most luxurious accommodation, says listing agent and JLL senior vice president Tim Mayoh.
“The Clairfield has established a strong market position through its high-quality repositioning, integrated wellness offering and diversified revenue profile, all within one of NSW’s flagship regional destinations,” he says.

Comprising 56 guestrooms and extensive facilities, including events spaces and a wellness venue, the hotel draws leisure travellers, conference attendees and business trade throughout the year, Mayoh says.
A well-regarded restaurant and bar serves hotel guests and locals alike, and generous outdoor entertaining areas, plus extensive on-site parking, further enhance the property’s amenities.
The Clairfield occupies a 7090-square-metre site on Mudgee’s southern fringe, within easy reach of the town centre and the region’s wineries and tourism attractions.
The town, about 260 kilometres north-west of Sydney, attracts more than 730,000 visitors annually, according to the Mudgee Region Tourism Body.
Mayoh says significant infrastructure development and steadily climbing tourist numbers have created a shortage of hotel accommodation in Mudgee, particularly at the high end.
“It’s rare for a fully transformed luxury regional hospitality asset of this scale and calibre to become available in a tightly held market such as Mudgee,” he says.

With the hotel fully operational and “running like clockwork,” according to Mayoh, prospective buyers can opt for a seamless ownership transition or choose to put their own stamp on the Clairfield’s existing facilities.
Those facilities include Jila Wellness, a hushed space with flotation-therapy baths, infrared saunas and a steam room, plus a well-appointed gym and a heated outdoor pool.
Gigi’s Restaurant and Bar focuses on farm-to-table dining, offering a menu of locally reared meats, vegetable-rich pastas and a $50 dessert platter, plus breakfast for in-house guests. The restaurant’s wine list is almost exclusively local.
Mayoh says the opportunity to acquire a near-new luxury hospitality asset without development risk or planning uncertainty has attracted expressions of interest from an eclectic mix of prospective buyers.
He says Mudgee’s growth trajectory bodes well for the hotel’s ongoing profitability.
“Mudgee is supported by an established wine industry, an active and multi-award-winning tourism body, a diversified local economy and significant infrastructure investment,” he says.
“The prospects for the region, and for this hotel, are strong.”
Expressions of interest close on November 11. JLL declined to provide details about the vendor or to nominate a price guide.
