Chicken dinner the site winner after burger chain flip

Charcoal chicken and kebab shop El Jannah has settled on a former Hungry Jack’s location for its first Melbourne outlet.

The retailer, which has eight stores in Sydney, has leased a 1300-square-metre privately owned site with a 130-square-metre building at 600 High Street, Preston.

Gray Johnson’s Rory White and Stephen Buchan negotiated the 10-year term with an annual rental of $140,000, 3 per cent annual increases and a rent-free period to complete the fit-out of the vacant property. “The lease also includes a clause that the rental will fully abate if there is another public health emergency or COVID-19-type trading shutdown,” Mr White said.

Top end of town

Northern Territory’s Power and Water Corporation has leased a whole floor in the Darwin CBD at Jacana House, a nine-storey office building owned by Sentinel Property Group.

Sentinel’s Michael Wanklin negotiated the three-year lease at 39 Woods Street. The gross annual rental for the 1287-square-metre eighth-floor tenancy is $580 per square metre.

Sentinel bought the 2009-built asset, part of its Regional Office Trust, for $60.75 million in 2017.

Slice of the south

Custom cake business Black Velvet of Darlinghurst has increased its Sydney footprint, leasing a food factory in the city’s south.

Stanton Hillier Parker’s Gino Soglimbene managed the deal for the 260-square-metre property at Suite 1.08, 100 Collins Street, Alexandria, on behalf of a private client. The gross rental per year is $113,307 for the two-year term of the lease, which has three more two-year options.

Mr Soglimbene said there was strong demand for industrial facilities with food approvals due to the growing requirements for ready-made, paleo and gluten-free meals and healthy alternatives.

In the tank

Mini Tankers Australia has leased a warehouse, office and workshop in Smithfield, Sydney.

Link Property Services’ Mark Cadman and Colliers International’s Adrian Balderston and Carl Pearce negotiated the 15-month lease for 21 Chifley Street, Smithfield, for a private lessor.

The net annual rent for the property, an 1198-square-metre free-standing building on 6788-square-metre site, is $275,000.

Water ways

BioGill Operations Pty Ltd has leased a 508-square-metre unit in Silverwater, Sydney, as part of its strategy to expand and commercialise new water treatment technology.

Colliers International’s Phillip Bradac negotiated the three-year lease of unit 3, 100-108 Asquith Street, on a net annual rental of $76,580. The lessor is Eczanes Pharmaceuticals.

Mr Bradac said the property was leased to Eczanes in May. However, due to rapid business expansion, the company needed to find bigger premises. The property was leased with no downtime.

The tenant is part of a multinational group aligned to the Singapore-based BW Group.

Food for sport

Athletes Nutrition, which makes and delivers healthy meals, is moving to inner-west Sydney after leasing a 154-square-metre factory-warehouse.

Ray White Commercial’s John Skufris, acting for landlord Halbherr and Li, managed the deal for unit 12/80 Edinburgh Road, Marrickville. The lease term is three years and the annual gross rental is $58,000. Mr Skufris said the tenant needed a cooking facility with a mezzanine office for a prepared meal delivery business.
