The property on Eagle Heights Road is a long-established, officially licensed bed and breakfast and is being offered as a walk-in, walk-out opportunity.
“All guest areas are thoughtfully designed and fully set up, offering the option for a seamless transition for new owners,” the property listing says.

Cobden, Victoria
Heytesbury House in Cobden was built in 1904 as a 14-room private residence and surgery, then served as a private hospital. Now, it operates as a successful bed and breakfast.
Situated on a 600-square-metre block, the property boasts original period features, including high ceilings, ornate fireplaces and intricate woodwork, with each of the four guest suites having its own private space in the gardens.
“Everything for the business comes included in the price, from an extensive inclusions list of all furniture and chattels, to all intellectual property as well,” says the property listing.
Hamilton, Victoria
Pierrepoint Estate is not just a B&B business – it also comes with 6.5 hectares of mature vines, and a cellar door that’s surrounded by lawns for functions of up to 200 people.
The homestead – which is located midway between the Grampians and coastal locations such as Port Fairy – dates back to 1907 and contains five bedrooms, three bathrooms, a central kitchen and informal and formal living areas.
The listing says the property provides “extremely versatile farming, suitable for a range of enterprises”.
“Pierrepoint wines regularly gain ratings in the 94-96 range by noted wine judge James Halliday, and the vineyards have an enviable reputation for the quality of their fruit,” it notes.
