Bayside businesses keen for rejuvenation: Nichols Crowder

Businesses in Melbourne’s Bayside precinct are keen for reinvention with new premises to match, Moorabbin agency Nichols Crowder reports.

The company has just leased two new offices and notes that businesses are recognising that location is a factor in attracting and retaining talented staff.

“A key trend has been local Bayside businesses wanting to rejuvenate their business model and culture,” senior sales and leasing executive James Glen said.

“They see a new premises as being important to achieve these goals.”

Nichols Crowder has brokered a two-year leasing agreement for a brand-new 90-square-metre office at Level 1, 426 New Street, Brighton, with a consultancy firm tenant for $48,000 a year, representing a rent of $533 per square metre.

It follows a deal for a 160-square-metre first-floor refurbished office at 2 Small Street, Hampton, which was leased to marketing company Happy Brands on a three-year lease at $60,000 a year, or $380 per square metre.

“We’re seeing that price is not a barrier for businesses wanting to move into these types of prime sites,” Mr Glen said.

“Instead, many organisations see location as being an important way of retaining good staff.”
