Derwent Valley eco-retreat Base Camp Tasmania hits the market

Owner-occupiers seeking a tree change and investors keen to buy into Tasmania’s burgeoning tourism market should hot-foot it to the Derwent Valley, where a camping retreat set on 41 hectares of pristine bushland has been listed for sale.

Base Camp Tasmania is an established camping and cabin business in Glenfern, about an hour’s drive north-west of Hobart. The property features undulating hillsides, wide-open spaces and pockets of dense forest.

The retreat enjoys warm summers and snowy winters and is home to an abundance of wildlife, including wallabies, echidnas, wombats and elusive Tasmanian devils. A conservation covenant covers 37 hectares of the property, protecting it in perpetuity.

Guest bookings have been secured well into 2027.

Elders agent Liam Coyle says he expects the retreat, which is being sold as a going concern, to attract significant buyer interest.

“We were fortunate to transact a similar property in the Huon Valley earlier this year, and the level of enquiry was extraordinary,” he says.

Base Camp comprises a self-contained cabin sleeping six, a 10-bed dormitory and three separate camping areas containing powered and unpowered sites. An amenities block and camp kitchen complement the offering.

“The asset has been sensitively developed and carefully maintained,” Coyle says. “It’s a walk-in walk-out opportunity that is also primed for someone to take it to the next level.”

Another enticement for owner-operators is the property’s main residence: a four-bedroom, two-bathroom house set back from the main camp area, with an outdoor hot tub and kids’ playground.

Currently occupied by the vendors, the home is in pristine condition, Coyle says.

Additional features include extensive firefighting infrastructure, 208,000 litres of water storage and the inclusion of all chattels and operating spares in the sale.

Base Camp has enjoyed steadily increasing revenue recently, turning over $88,000 in the 2025-26 financial year, an increase of 24 per cent on the previous year.

Guest bookings have been secured well into 2027, and Coyle says the vendors are happy to engage in an extended handover to ensure operations are not disrupted.

The property sits in one of Tasmania’s most picturesque, and increasingly popular, pockets. It is about a 20-minute drive from New Norfolk, an historic river town “which has lately become a real cultural hub”, Coyle says.

Maydena, an internationally recognised mountain-biking park, is a 45-minute drive from the property, as is Mount Field National Park, where brave hikers can swim in glacial lakes and marvel at waterfalls.

Another popular attraction nearby is Salmon Ponds, the Southern Hemisphere’s oldest trout hatchery.

Coyle says the retreat’s vendors are selling reluctantly: “They’ve put their heart and soul into the property, but they have a young family now, and it’s time for them to step back.”

Elders is accepting expressions of interest until November 26.
