Forget going to the supermarket for your weekly fruit and nut supply – these seven orchards for sale across Australia will ensure you always have a healthy supply of avocados, mangoes, almonds and more, providing you’re up for the farming challenge.

Here are seven standout orchards and farms currently on the market across the country.

1. Cavour and Wallaroo Orchards, Riverina, NSW

Located in one of the country’s most productive horticultural regions are two large-scale almond orchards up for sale. Cavour is a 733-hectare landholding with 497 hectares of almonds, while Wallaroo is a 314-hectare landholding with 236 hectares of orchards.

With trees planted between 2019 and 2022, this is a young orchard backed by significant water entitlements from groundwater and the Murrumbidgee River. The property not only comes with expansive orchards, but also features a four-bedroom homestead, large machinery shed, site office and irrigation shed, demonstrating its potential as a turnkey investment.

2. Thurla Almond Orchard, Mildura, VIC 

Just 15 minutes from the historic town of Mildura, this 2682-hectare property includes 565 hectares of almond orchards, ready for a new caretaker.

The orchard is irrigated via six centre pivots and benefits from a secure 294-megalitre water entitlement with access to treated wastewater for added sustainability.

3. Arbusto and Boston Park avocado farms, Karakin, WA

Just an hour north of Perth and minutes from the ocean, this premium horticultural holding spans nearly 500 hectares across two properties, growing every Aussie’s favourite brekkie on toast: avocado.

Arbusto comprises a 179-hectare landholding with 44 hectares of avocados planted in 2020, while Boston Park comprises a 306-hectare landholding with 170 hectares of avocados planted between 2020 and 2023.

Designed for large-scale production, the orchards are supported by groundwater entitlements, solar-powered bores, large holding dams, and modern irrigation systems. There’s also a well-equipped packing shed, a cool room, office facilities, and staff accommodation for the picking seasons.

4. Little Jalisco avocado farm, Arriga, QLD

In the heart of Queensland’s Atherton Tablelands, this 49.5-hectare property is a thriving avocado farm exclusively producing the Hass variety.

Set on a gently undulating site, the farm includes a large packing shed with cool rooms, a machinery workshop, and secure water infrastructure including licensed bores. 

A comfortable three-bedroom home with a saltwater pool and a separate two-bedroom flat is also included in the property, allowing the new residents to live comfortably on site.

5. Riverview Mangoes, Rockhampton, QLD
