A peaceful easy care property

    Hidden along a gently winding road but just minutes off the main road, my 51 acre (21Ha) property offers both privacy and quietness. Overlooking rolling pasture the fully insulated Colorbond clad 2 bedroom house has uninterrupted views of Mount Koonya to the north and I often sit looking at the view which changes each day. Mist rolls across the lower paddock some mornings and the sunset colours spread right across the sky. The cloud formations are magical and not a power line in sight.

    Built in 2009 and oriented to the north for passive solar gain the house is double glazed throughout and fully insulated with Tasmanian Oak floorboards and energy efficient lighting. I made sure there is room around the house to add more rooms (stca). A wood burning combustion heater for winter warmth plus a gas bayonet for heating any time you need it. I cook a casserole or simmer a curry on top of the fire box in winter. Gas cooker too because I love to cook and gas hot water plus and a wood combustion cooker with hot water jacket (tank ready to install). The large walk-in pantry is lined with shelving and has a powerpoint.

    The second bedroom has a picture window to the west and is where my weaving loom and spinning wheel live. At one time I had 75 alpaca on the property and forty sheep with room for many more. The sheep were for meat and the alpaca for their gorgeous fleeces. I sold animals too. Helping Mike the shearer was an annual event that several friends enjoyed over the years too. Yes, we got spat at sometimes. There was a lovely angora goat too whose shiny long locks I still spin. The master bedroom has a gorgeous view over the land to Mount Koonya and a generous walk-in robe. The bathroom is tiled and has both a shower and separate long bath tub.

    Off the lounge room to the north (and kitchen on the west side) is an expansive deck with a row of herb boxes that will stay for the new owner to enjoy. The garden is mostly lawn and sometimes I leave the garden gate open for the wallabies to munch it down. At other times I rev up the self propelled mower and sit down with a cuppa afterwards. The espalier fruit trees are new and there is a productive veggie patch to one side which is split into 3 sections now. In one are lots of seasonal veggies and in the other two the chooks roam. These I keep for eggs and meat although these days I tend to buy my chicken at Coles. It's nice to have the option. Best of all is letting a broodie chook sit on a clutch of eggs. I mark the calendar ... 23 to 25 days later little fur balls turn up. So sweet. I've had ducks and turkeys in the past as well.

    Three big rainwater tanks provide water storage and the gardens are connected to creek water. Standing with a hose on a warm summer's evening is a joy and I turn on the espalier irrigation when I've finished. It's so quiet here you can hear the air passing over wings as birds fly overhead. Seriously! There are two spring fed dams and a permanent creek running on the property.

    The big shed measures 14m x 7m and has both hot and cold water, a concrete floor, skylights and power plus 3 roller doors and a glass sliding door too. A great space for a workshop, storage and studio combined or accommodation (stca). Over the years I've had the animals shorn in there, dyed fleeces and my handspun yarn, spread out plants I've collected for Eco printing and dying, painted big canvasses and turned wood on a wood lathe. There are rows of supermarket shelving at one end of the shed which I'll leave in place. The extra bay at one end is very high for the boat, tractor or car. The property also comes with five old mobile hen houses that are still functional and hold 150-200 hens each. Another shed with concrete floor stands on the western boundary and has been used to house goats in the past.

    Cleared for grazing, with approximately 10 acres being hardwood forest, there are 8 paddocks all with near new fencing and stock water troughs plus holding yards at the farm gate. One average size paddock provides 20 round bales of hay each year.
