Bilagal is a unique offering to the market with its location, home and garden setting, improvements and production options.

Comprising 164.7 hectares or 407 acres Bilagal is on Martins Road south of the Sturt Highway approximately 22km east of the Wagga airport and 30km east of regional city Wagga Wagga.

By road Bilagal is approximately 430km south west of Sydney and 475km north of Melbourne. Wagga Wagga has multiple daily flights to Sydney and Melbourne serviced by Qantas and Regional Express and direct daily flights into Brisbane via Jet Go.

Home
Architect designed and north facing, the brick rendered home is spacious, inviting and positioned to make the most of district views from its setting. Designed for energy efficient family living, there are four bedrooms all with built in robes, two bathrooms, two living areas, an office and laundry with third toilet.

Main living room incorporates the kitchen which has gas and electric appliances, Caesar stone bench tops and a walk in pantry. The second living room is well lit and provides for quiet time or family space.

Larger windows on the northern side of the house are double glazed and louvre windows provide excellent ventilation. The home has polished cement floors, evaporative air conditioning, wood heating and three gas bayonets for quick additional heat.

Garden
The Bilagal garden was designed in 1998 by Peter Fudge when there was just a bare paddock. The brief was for a garden that suited the site but was low maintenance, water efficient with some level areas. The garden and the house were designed in parallel. Once the house was built, the vendors began implementing the plan starting with the trees; Plane trees on the drive and Snow Pears on the north with Holm Oak surrounding the house. From then each year the vendors developed new areas within the garden, the pool area in 2002 and the last section was the pond area in 2010. Plantings and the design have varied slightly from the original plan.

The hedging throughout the garden provides structure, defines various areas of the garden and is relatively easy to maintain. Hedged plants include English Box, Germander and Blue Lagoon Rosemary, Viburnum and Portuguese laurel. There is also a herb and vegetable garden with five citrus trees. Other plantings include, European Olive, David Austin Roses, Lavender, white Crepe Myrtles, Lomandra Seascape and Agapanthus. The plants are largely from the Mediterranean region with some natives species included in more recent years. Water use is minimal, via a dripper system fed by bore water to give all areas a soak as needed, usually from later in spring. It is a relaxing, low maintenance garden and one which incorporates the house, the site, surrounding views and is always a pleasure to spend time in.

Bilagal is fenced to ten main paddocks, there are double fenced tree-lines are along most boundaries except for the eastern boundary on the creek paddocks.

Dominant soil types comprise alluvial soils on the flats lining the Coreinbob Creek transitioning through red duplex on the undulating country. Timber native to the property is Grey & White box and Blakely"s red gum on the higher country and Yellow box and River Red gum on the eastern creek portion.

Water is secure to the property with a stock and domestic bore, which pumps to a 25,000L storage tank that supplies troughs, the garden and pool. There is double frontage to the Corienbob Creek which is fenced on a give and take basis along the eastern boundary and there are eight dams. Rainwater is stored in a 125,000L tank.

Bilagal is rated as 80% arable. Since 2009 the property has been share farmed in a three year cropping rotation of cereals and oilseeds. The current year rotation consists of 85 hectares of wheat and 47 hectares of canola.
Historically, improved pastures of phalaris, subclover and lucerne supported an intensive capacity of approx 13 DSE per hectare. The property could easily be reverted back to grazing or accommodate a mixed farming operation.

Livestock facilities include a three stand wool shed with raised saw tooth board; with ample of storage space the wool shed was designed to also be used for smaller farm machinery, the power supply is by generator. Adjacent to the wool shed are steel sheep and cattle yards with sheep draft, cattle crush and cement floored race and loading ramp. For fodder storage there is one self-emptying silo.
