Nature's Paradise

Ideal hideaway for a couple or a small family who enjoy being at one with nature. Take in 180 degree scenic views from your own backyard or by adding a conservatory / extension these views could be enjoyed in comfort all year round. A north facing, quirky, 2 storey, timber and brick building with unique characteristics which offers 2 bedrooms, plus study or 3 bedrooms, 1 bathroom and 2 cosy living areas.

LAND: The north facing, 20 acre block of undulating to steep native scrubland is host to a range of Australian wildlife, including kangaroos, koalas, echidnas and colourful birds. Imagine driving home from work to be greeted by nature, wildlife, open space and magnificent views!  On this nature’s  block you decide how much work you want to do;  enjoy it as a natural bushland setting with minimal upkeep, or spend time extending the garden, preparing walking and driving trails and using the grassed part at the back of the block for livestock.

The property is located on the right hand side towards the end of a no through road, therefore there is very limited traffic, providing a peaceful setting at all times of the day for both residents and wildlife. Kangaroos are seen almost daily on the road and, at this stage, the East and West sides of the block are not fenced to provide free access in between properties for wildlife. The driveway slopes down towards the house, with a circular drive around several gum trees on the left hand side and a large turning circle in front of the house, providing easy access to the shed and rainwater tanks to the right.

A small garden area on the Northern side of the house is fenced as the owners do not need to share their vegetable produce and roses as there is enough food on the property for the friendly local kangaroos which come up to the fence most evenings for a feed of ‘roo’ pellets. The edge of a half- moon shaped lawn seems like an observatory point from where you can view most of the block, which first slopes down towards the winter creek and then rises again to a small flat grassed area. The garden can easily be extended with steps down to one or more terraces.

There are no close neighbours looking over your shoulder; however there is a very strong community spirit with all residents in the street having walkie-talkies for emergencies and an active fire safety group.

RESIDENCE: The house is constructed from timber and bricks which blends very well into the native scenery. The windows on the north side capture the wonderful scenery from the minute you wake up and also to see the amazing clear night sky with stars and moon which seems so much brighter than in suburbia. From the carport, you enter the home directly into the main living and dining room which has a slate floor, a timber wall on one side and a high raked straw ceiling extending to the mezzanine level. A brand new combustion heater warms the whole house on cold days whereas a reverse cycle wall unit on the ground floor and a cooling unit on the mezzanine floor provide cool comfort during hot days. The master bedroom with a large built in mirrored robe and bedroom 2 are located downstairs, as are the kitchen, laundry, bathroom and toilet. The compact bathroom has been updated with a new shower cubicle, toilet, basin and taps; the partly renovated kitchen, with new benchtops and an electric Ceran cooktop, also has an electric wall oven and overhead and under bench timber cupboards. Although at present there is no dishwasher, provision is made for one. A timber spiral staircase leads to the fully carpeted mezzanine level where the 3rd bedroom is currently set up as a study and with an open rumpus/living area.

IMPROVEMENTS: A 20 x 30 ft shed – almost a necessity in any hills property, as well as a garden shed; full-length verandah on the northern side of the house with the carport to the left.

Four rainwater tanks, two galvanised iron and one concrete: 1,000 G; 3000G; 6000G and one concrete 20,000 G for firefighting, with 5hp petrol pump.

Sprinklers for firefighting are located on the roof of the house (2) and around the perimeter of the house/garden (8).

Overall, a wonderful, peaceful setting for nature lovers. For inspections please call our office on 8568 5105.
