"Denver" is located in the highly regarded Lundavra / Toobeah district and boasts a variety of deep brown chocolate soils, fertile red Kurrajong soils and areas of elevated ridge. The original timbers consist of Brigalow, Belah, Wilga, Kurrajong, Box, Sandalwood, Lupuna & Iron bark on the ridges. The developed farming soils are mainly heavier Brigalow / Belah soils and the grazing country is a combination of red Belah soils to red Kurrajong buffel grass soils that grow good herbages in season. The property has a PMAV locked in with the ability for further development into farming if desired.
Cultivation:
A total area of Approx. 1,921 Ha (4,746 Ac) is developed dry-land farming country consisting of friable Brigalow / Belah soils with contours & waterways. Winter cropping programme is a combination of 1,086 Ha (2,683 Ac) of Lancer wheat & 161 Ha (398 Ac) of Boundary chickpea that has been planted on a full profile of moisture & will be included in the sale. The summer fallow area is approximately 674 Ha (1,665 Ac) that has recently been tilled and will remain fallow until summer planting in 2021. The farming soils are typical of the Lundavra district representing deep fertile friable soils suitable for winter & summer cereal & pulses.
Water:
"Denver" is on the Kaywanna Bore scheme which services the entire property via a pipe & tank system. Main storage consists of a 20,000 Gal storage tank situated at the homestead that is gravity fed over the entire property. The northern block has a 10,000 Gal storage tank that is then gravity fed into 5000 gal poly tanks & troughs. There is 10* stock dams throughout the property and the gardens are serviced with dam water that is pumped via a diesel motor to storage tanks.
