Lakelands is situated 60km south of Perth CBD and approximately 8.5km north of Mandurah CBD. The Centre is prominently situated on a major arterial road being Mandurah Road.

Lakelands Shopping Centre offers an extensive shopping experience from everyday groceries, eateries, convenience, specialty retail, and health and fitness. It includes major retailers including but not limited to Coles, Aldi, Kmart, and Best & Less.

Major community drawcards Nido Early School and WestSwim operate from the Centre.

Currently there are two high schools within approximately 3km of the Centre including the new Coastal Lakes College adjacent the Centre which opened in February 2019. Additionally there are two established primary schools contributing to approximately 4,750 primary/secondary students within the catchment.

The Centre is also serviced by the newly opened Lakelands Train Station, which connects locals to the Perth CBD with just a 50-minute commute.
