Unlimited water supply
- 8km north of Nanango in the Glan Devon locality; all weather access. Services include mobile reception, school bus at main road; mail delivered daily. All services and schools are available in Nanango. 3 phase power is available.
- Barkers Creek forms western boundary (give and take) with permanent running water-fed by Meandu Creek which runs with permanent excess from Tarong Power station.
- Consists of about 220 ac of arable country; 140ac of heavy black soil creek flats and 80 ac of dryland cultivation with the balance rising to a higher living area along the eastern farm boundary.
- Water availability is a feature:
- 2 registered equipped bores and two registered un-equipped bores, with one equipped bore on each title.
- One equipped with electric motor, delivers 38,00l/hr and services a 260m side roll sprayline; numerous 4" mains deliver water to the sprayline from the borehead. The area watered varies with the crop and number of 4" mains used.
- The diesel powered bore has a 2cyl 28hp Deutz motor and delivers 54,000l/h. It feeds a line of 6", class 6 PVC mains with hydrants at 48m intervals. The irrigator for this bore is a Monsoon Hard Hose type with a 50m boom spray and a hose length of 280m
- Both bores have water at about 70 ft. Neither bore licences are metered at present.
- As there are no internal fences, the various crops grown are determined by areas able to be serviced by the travelling irrigator and the side roll sprayline.
- Crops grown for hay are Lucerne, Rhodes grass, cowpeas and forage sorghum.
- No stock are run on the property.
- Hayshed: Main shed is steel frame, 30m x 18m, enclosed on three sides with 5 x 6m bays. Two 27,000l water tanks are attached to the shed.
- Machinery sheds:- both steel frame.
- 1. 30m x 12m; with one end bay fully enclosed, power and roller door. A Rhino 123,000l steel water storage tank is adjacent
- 2. 18m x 9m enclosed on three sides, with fully enclosed workshop at one end 14m x 7.5m, two roller doors, concrete floor and power.
- 3. Studio shed-6m x6m, power and water, roller door & glass sliding door entry with 3m carport either side, concrete floor.
- SILOS:- 2 x 60t conical base steel both with dual electric aerators (with 1 x 45' auger and engine and 1 x 50' PTO auger)

Brick veneer, tile roof, 4b/r with ensuite off main bedroom; 2 bathrooms & 2 toilets; open dining lounge area. Electric stove and HWS; slow combustion stove; Rainwater is connected to house from 50,000l tank with pressure pump.
A quantity of wood fence posts (>400), spare irrigation pipes, 4" and 5" mains numerous spare parts associated with the irrigation are included in the sale. Whatever hay is left in the shed at settlement will also be included.
