A Magnificent Gem in the South Burnett

This property is ideally suited to both cattle and horses. It would make the perfect cattle stud or horse breeding property with absolutely everything available for even the most discerning Studmaster.
Added to this is the very real likelihood that good quality blue metal may be extracted from this property. Quarry material is currently being assayed and early indications are positive that a passive income may be available.

    Property Description
Holly Park consists of Stuart River black soil flats that are fenced and cultivated. The country rises to ex-cultivation and selectively cleared undulating brown/black basalt soils and forest country interspersed with black soil spring-fed gullies.
A PMAV is in place with the vegetation map showing 100% white, but there has been careful retention of shade lines and vegetation where necessary.
Prior to development, this country was timbered with Blue Gum, Kurrajong, Appletree Box, Narrowleaf and Broadleaf Ironbark and Moreton Bay Ash. River Oak and Bottlebrush are dominant in the Stuart River.
The cultivation paddocks have been used to grow Lucerne, forage barley and oats in a dryland farming operation and are currently fallow in preparation for winter planting.
Improved grasses include Rhodes, Creeping Bluegrass, Burnett Bluegrass and Urochloa as well as Kikuyu in the spring fed gullies.
There are 14 main paddocks plus holding paddocks that make it ideal for rotational grazing.
Holly Park is in the Queensland Cattle Tick Free Zone giving direct access to all major southern cattle and livestock centres including the Dalby Saleyards, Coolabunia Saleyards at Kingaroy and into NSW.
The Stuart River forms the northern boundary and the boundary fence allows for permanent waterholes to be accessible to stock.

    Rainfall & Climate
Holly Park enjoys a milder climate than most of the South Burnett, the average annual rainfall is approximately 672 mm (26 inches).

    Residences
The main home is located on the highest point of the property allowing for magnificent views over Holly Park. Encompassing three bedrooms, this home is of double brick construction with verandahs on 3 sides and set in extremely well established and maintained, award-winning gardens. The main bedroom and open-plan kitchen/living/dining area are airconditioned and a fireplace can keep the whole house warm during winter. There is a BBQ and entertainment area adjacent to the lounge/dining room. This home has 3 x 5000 gal poly rainwater tanks.

House No.2 is approx 1km from the main homestead and has separate access off Alice Creek Road. It is a solid, older, highset Queenslander-style home that has previously been tenanted but requires some TLC. It would be ideal as a manager's/caretaker's residence following renovation or as a source of rental income.

    Improvements

    FENCING

Holly Park is fenced into 14 well-watered paddocks.

    STOCK YARDS
The main cattle yards are constructed of steel box posts and cattle-rail and are capable of handling 350 head. They were designed for ease-of-use and allow for natural cattle flow. There is a near-side Morrisey branding cradle, RPM All Rounder veterinary crush and weigh box all under cover and on concrete. A single deck loading ramp at the end of a long race, makes loading cattle a breeze.

    HORSE FACILITIES
A second set of timber yards, purpose built for horse training, are situated close to the main home complex. 2 round yards, 2 small arenas, numerous other yards and small paddocks are strategically located around the complex. Water is a strong feature of Holly Park. The main bore with a capacity of 5200+ gph and equipped with a submersible pump and Yanmar diesel generator, pumps to 3 x 5000 gal elevated poly tanks which in turn reticulate to cement troughs throughout most the property.
The cattle yards and second home are supplied by water from a spring fed dam, pumped by electric pump.
There are 3 other bores, one equipped with a submersible pump ready to connect to a generator if needed (3,500 gal\hour), one equipped with an electric pressure pump and one unequipped.
