    Scheme water is connected to the property. Rainwater is also collected from two 22,500 litre tanks connected to one of the sheds and a smaller tank connected to the cottage.

    Electricity is supplied from mains and a 5kw/20x solar panel system.

    There is approximately 33% arable land - the remainder being a bush reserve and perfect for walking, riding bikes or horses. The arable land has previously been cropped and used as grazing for sheep and horses. Horse facilities include a 30x60 metre arena, round-yard and two night-yards. Walking and riding trails, including the Kep Track and Golden Pipeline Trail, can be accessed from the front and rear of the property.

    There are two established orchards. The main orchard contains productive orange, lemon, grapefruit and fig trees. There is also a large mulberry tree, a plum tree and juvenile avocado and pomegranate trees. A secondary orchard, containing apple and pear trees, requires attention.
