    Country:

    The property is predominantly red soil country dominated by Ironbark, Bloodwood and Box with an area of black soil timbered mainly with Bauhinia & Common Sandalwood in the north west corner. In addition to a variety of native pastures, there is a healthy presence of Urochloa and Seca and the current owners have also seeded with Ray Desmanthus, Digit Grass, Rhodes, Sabi Grass as well as Gayndah and USA Buffel. There is some undulating country with a seasonal creek running through the center of the property to the north, with Black Tea and a variety of Eucalypts. The current owners have invested heavily in pasture improvement and weed control. As result of this and careful stocking, there is a healthy body of pasture despite the relatively light season. There is some Bellyache Bush and Rubber Vine confined mainly to the northern part of the creek area.

    Infrastructure:

    House:

    The house is a very comfortable, country style home. It has a large, central, open style lounge/dining/kitchen leading on to well shaded verandahs on both sides, ensuring great ventilation and attractive dining/living options. There are 4 very large bedrooms (one with ensuite), separate bathroom with toilet, walk in pantry/laundry and and office. Water to the house is fed by a new pressure pump drawing from two rainwater tanks with a total capacity of 175,000 litres including a 128,000 litre Pioneer tank installed in August 2021. Two smaller tanks on the sheds are also plumbed into the system and there is an abundance of water from two bores available if needed.

    Sheds:

    Shed (1) is an enclosed, approximately 25m x 15m workshop/storage structure which also houses a pressure pump distributing bore water around the property.

    Shed (2) is an open 12m x 9m structure with a 20ft container attached and located next to the first shed.

    Shed (3) is a semi-open, approximately 35m x 12m structure with a fully self-contained, one bedroom accommodation unit included.

    Livestock improvements:

    Horse facilities:

    There are extensive, recently constructed, very good quality facilities for the horse enthusiast including 10 horse stables with round yard, mare crush and horse walker.  There is also an arena complete with lighting and power attached to the cattle yards.

    Cattle yards:

    The yards are adjacent to the horse arena and are a combination of portable panels and permanent steel construction of very good quality with capacity to handle approximately 200 head.

    Fencing:

    The property is divided into 8 paddocks plus enclosures around the dam and buildings. The boundary is mainly 3 barb in stockproof condition with some newer 4 barb.

    Internal fencing is all relatively new 4 barb in very good condition, mostly with gal pickets, strainers, gateways and end assemblies.

    A small amount of older fence is constructed of non-galvanized material but is of the same quality and condition.    

    Water:

    Water security is a feature of Brumby Ridge with two very good bores pumping through 63 mm poly to a 25000ltr/6000gal poly tank at the shed (1) where it is distributed by a pressure pump to tanks/troughs. There is also a dam to the east of the house.

    The main bore is located in the north west corner of the property and is fitted with a new solar powered Grundfos submersible (approx. 6 months old)

    The second bore is located close to the house and is also fitted with a new (approx 6 months old), Grundfos pump.

    Brumby Ridge is a great opportunity to acquire large, productive and very well improved acreage very close to town.
