    Location: The property is situated approximately 60km North East of Mt Barker and 75 km's North East of Albany on Arnolds Road Kojaneerup and some 390 kms South East of Perth in the Shire of Plantagenet.

    Description: Gentle undulating well drained country. Originally timbered with stunted jarrah and yate.

    Soil Types: Good mixed soil types from, sandy gravels and duplex with small areas sands and good strong lakebank country. Approximately 50% lakebank, 10 % heavy gravels and 40% sand & sandy loams over clays.
    Nutrition level extremely good with very good fertiliser over numerous years with applications of lime and gypsum to the property and pastures top dressed with super potash 3:1 at 130 kg per hectare and cereals with Agstar extra at 100 kgs plus 100 kgs urea with oilseed crops at 100 kgs agstar and 100 kgs urea. 2008 planting was only a small area of canola. Crop averages over the year's canola at 1.5 tph and cereals at 3 tph with one year at 5 tph.
    All the pasture paddocks in 2014 were spray toped in October in preparation for the 2015 crop season and pasture preparation.
    Estimated good cropable country at 600 hectares with other areas for crop and or pasture. 480 hectares planted to wheat in 2014 plus 120 hectares spray topped pasture.

    Water: The property is very well watered from 13 dams plus one soak, and 9 troughs which are feed from a key dam into three tanks for distribution, domestic supplies from two rainwater tanks. All dams have been cleaned out over the last few years.

    Fencing: The property is fenced into 14 main paddocks with a good laneway system of which connects most paddocks to the yards and shed areas, plain wire and electric ringlock fencing, with the boundary and internal electric. Wood and steel posts. Some in excellent condition with other in fair to good serviceable condition with some new over the last few years.

    Rainfall: Long term average at 480mm

    Livestock: Currently the property is running cattle and sheep plus crop. Numbers vary to seasonal conditions and crop requirements.

    Improvements: Four stand shearing shed in good serviceable condition, with Custom steel sheep yards with capacity for 1,200 sheep and raised race under cover, all in excellent condition, workshop timber and steel framed with cement floor in good condition, machinery sheds in fair to good condition all very adequate for the property.
