Location:

'Stradbroke' is located 8km north west of Cootamundra. Cootamundra is located on the Olympic Highway approximately 4 hours south west of Sydney and 2 hours west of Canberra. There are livestock sale yards at Cootamundra, Wagga and Yass. The towns of Young (30 minutes), and Wagga Wagga (50 minutes) are close by. The South West Slopes region of NSW is well known for its highly productive mixed farming enterprises and relatively reliable rainfall.

Climate:

The South West Slopes region is characterised by its cold wet winters, and dry warm summers. Cootamundra has an annual average rainfall of 649 mm which is considered high for a cropping area. The cooler temperatures in Spring allow winter crops to generally reach their potential, and pastures can hold on for longer enabling higher stocking rates well into summer. The climate is perfect for perennial pastures such as phalaris and lucerne.

Stock Infrastructure:

Subdivided into 20 paddocks, 'Stradbroke' has been developed by the current owners to become a high density fattening operation. With a central laneway system running through the property to the main cattle and sheep yards, the movement of livestock is both easy and labour efficient. The all steel sheep yards (capacity 2,500) and all steel cattle yards have been recently installed. The sheep yards have a bulk handler for operator ease and the cattle yards have Gallagher scales underneath the crush. The 4 stand shearing shed has been modified to improve the comfort of workers. Many of the fences on 'Strabroke' have been renewed in recent years including the key laneway system.

Homestead:

The Homestead is a 4 bedroom brick veneer structure facing east across the Muttama Valley. The house has been recently reroofed, and is in very good condition. The house yard is large and mainly consists of lawn and established trees. An area to the south of the house is used as a horse arena.

Water Infrastructure:

A farm is only ever as good as its water. Using this metric, 'Stradbroke' is one of the best. A combination of dams with brilliant catchments, town water, and troughs throughout, make 'Stradbroke' drought proof. The town water is connected to the house and sheds and is used for spraying. It can also be used for stock water across the farm if needed. A pump on one of the lower dams pumps water to a large tank located on one of the highest points of the farm. This water then reticulates to troughs across the property. The water is pumped to the tank using 65mm blue line polypipe, and then down to the troughs across the farm using 50mm blue line pipe. All troughs are plumbed with unions ensuring all future maintenance will be easy.

Current Production Enterprise:

'Stradbroke' is currently being run as a mixed farming operation with an emphasis on fattening cattle and sheep. The decision to run cattle or sheep was made as a response to trading opportunities at the time, as well as availability of feed on the property. The strategic use of grazing canola, oats and wheat, enables livestock production to be significantly increased from late autumn through winter and into spring. Winter DSE levels of around 12,000 have been easily achieved in recent years. A key reason for the high productivity achieved from the property has been the preparedness of the current owners to lime and gypsum paddocks when needed. This, combined with generous applications of fertiliser, means the soils across 'Stradbroke' are in top condition.

The less arable areas of the property are used to grow oats and are used as drought lots when needed. The present owners have been converting cropping paddocks into long term pastures with predominately lucerne, phalaris and clover being used. This is constantly lowering the cost of production for meat production across the property.
