Situation: Location:. Approx 25km N/E Walcha in the Winterbourne district. Approx 65km to Armidale and 115km to Tamworth. Centrally located for meat processors and feedlots.
Country: The Linwood aggregation is mostly gently undulating traprock country rising to some steeper basalt hills. The pastures are mostly native species with Microlaena and natural medics and clovers. There is approx. 180 ha of country which has been cropped or pasture improved with capacity for much more. A significant portion of the property is open grazing country with scattered timber throughout. Some steeper country on the western end of the property has areas of increased density of native timber. Native timbers include Stringy Bark, Gum, Peppermint, Box and wattle.
Water: The Linwood aggregation comprises of two properties known as Linwood and Auburn Vale. They are adjoining properties and have been run as one since the purchase of Auburn Vale. The water situation on each property is similar with bores, creeks and dams providing water for stock and domestic purposes.
Rainfall: The average rainfall in this area is considered to be around 780mm pa.
Production: Estimated carrying capacity from stock records on the Linwood aggregation is 8500 DSE. The property has largely been a Merino wool growing and breeding property with some cattle. In the past the aggregation has comfortably run 6,000 mixed sheep and 100 cows and replacement females. There is scope for increased production with fertilizer and pastures.
Improvements: There are two homes and a very basic cottage on the Linwood aggregation, in addition to two woolsheds, machinery sheds, 2 sets of cattle yards, 4 sets of sheep yards and a number of other small sheds. The improvements are mostly well maintained and functional, considered very adequate for the holding.

While the vendor would prefer to sell the aggregation as one, a sale of Linwood (857.2 ha) could be made on a contiguous basis with the sale of Auburn Vale (633.63 ha).
Remarks: The Linwood aggregation is an excellent property if you are looking for some scale and capital gain. It is very affordable grazing country, has been run largely as a merino wool growing and breeding property with a herd of Angus breeders for weaner production. There is significant potential for this area to be ramped up.
Features of this aggregation which must be highlighted include the scale of this property, the natural assets such as water, rainfall and native trees as well as the location. In addition, there is potential for off farm income through the New England REZ zone and specifically the proposed Winterbourne Wind project.
