1461.97 hectares or 3612 acres in a contiguous holding, located 16km North of Bundarra and 33km South of Inverell. The current owners have operated both a cow and calf breeding enterprise and formerly an aquaculture business producing Silver Perch.
Water security is a point of difference with three water licences supported via a significant storage dam with a capacity of approximately 1500 ML. The WAL's comprise two unregulated river licences of 100ML and 75ML respectively as well as a 4.5ML stock and domestic licence. The licences combined with the substantial storage which benefits from overland flow creates an efficient opportunity to develop irrigation. Three phase power is connected to the shedding which is located in close proximity to the dam. In addition there are numerous stock watering dams and frontage to Sandy Creek.
The improvements include a two storey, double brick, four bedroom homestead on Koorani plus a four bedroom cottage on Glen Hazel. Located in an attractive setting, the main homestead overlooks the storage dam where golden sunsets and recreational activities such as water skiing, kayaking and fishing have been enjoyed. The homestead is well positioned with proximity to Thunderbolts Way where school bus and mail delivery services are available.
The shedding and working infrastructure are well catered for and comprise two sets of steel cattle yards with a central laneway system, a large steel frame hay shed and attached skillion bay, two machinery sheds with workshop plus additional storage for plant and equipment. Adjacent to the homestead is a fully self contained flat positioned above the main workshop area and an office. The fish processing shed is complete with water pumps, piping, holding and purging tanks, a muck tank and a coolroom. The well developed aquaculture infrastructure is currently not in operation, although it has been well maintained.
