'Çorrylynne' is a quality soil type property in the very reliable district of 'Ucarty' on Eaton road at south Dowerin.
Largely the farm's original vegetation was 'Salmon' and 'York' gum country but also include 'Mallee' and 'Jam'. Subsequent soil types are mostly grey and red/brown loams and loam/clays with a small, defined area of lighter sand making this a very productive selection of country. The property has been conservatively farmed, with a strong emphasis on a legume pasture phase which has averaged nearly 40% of the property per annum in recent years. These legume pastures include a heavy 'Charano' serradella base along with sown vetches. There are approximately 1223 hectares indicated as arable by our sellers.
A typical fertiliser regime for cereals is 65 kg/ha of 'Agstar' and 35 kg/ha of Urea at seeding and then, seasonally dependant a liquid nitrogen 'top-up'of 60 L/ha of 'Flexi N'. The Hutchison family have spread approximately 2300 tonne of ameliorant in the last 8 years based on soil test results. A two thirds/one third blend of crushed lime and gypsum has been used although this year lime sand was used in that mix.
The standard of fencing is outstanding on this farm and is a credit to the sellers. Many kilometres of '7 line' ringlock and galvanised posts that have been recently installed, provide the ability to not only more easily manage a profitable livestock enterprise but also to do so in an efficient, labour effective way. The water supply at 'Corrylynne' is by way of connection to five scheme water meters which reticulate to tank and troughs in most paddocks as well as to the sheds and the 32000 litre poly tank boom-fill. Further to that though there are five freshwater dams and 3 soaks that will easily support any commercial livestock enterprise and ensure water is never an issue.
Farm buildings include a 4 stand shearing shed which is steel frame and iron construction, has a raised board and plenty of wool preparation area. Adjacent area moderate set of steel sheep yards.
Fertiliser storage includes an open front, steel frame and iron shed, concreted with '4 foot' walls and an estimated 150 tonne capacity. More granular storage is by way of a 50 tonne overhead 'Moylan' fertiliser silo. A 65 tonne liquid fertiliser storage tank is also located at the same site. There is nearly 400 tonne of modern, sealed 'Moylan' grain silo storage and a number of older style general purpose sheds.
Located 140 kms from Perth Metro and 21 kms south of Dowerin on Eaton road but with four other road frontages and 15 Avon locations, this property can be easily split into 3 smaller parcels of 226, 535 and 584 hectares.
