    KEY INVESTMENT HIGHLIGHTS INCLUDE:

    Approval to create carbon credits under the Mataranka Springs Carbon Project utilising the Human Induced Regeneration (HIR) Methodology, forecast to generate 4,600,000* Australian Carbon Credit Units (ACCUs) over a 25-year crediting period, with a 100-year permanency period.
    Currently leased to an A-grade agricultural tenant pursuant to a long-term lease agreement.
    Comprising 147,300* hectares in total, of which 4,900* hectares is approved for dryland cropping with 1,000* hectares already being utilised for dryland cropping (fodder production).
    A groundwater extraction licence (3,392* megalitres), provides significant opportunity to enhance fodder production via irrigation development.
    Currently utilised as a beef cattle breeding, backgrounding and finishing operation with an assessed carrying capacity of >15,000* Adult Equivalents (AE), reflecting 1 AE per 9.82 hectares.
    A state-of-the-art Finishing and Distribution Facility offers a modern and efficient cattle finishing complex with significant capacity (9,800* head Standard Cattle Units (SCU)) and an annual throughput capacity of more than 90,000* head.
    Secure water supply via 29 permanent groundwater bores equipped with solar powered submersible pumps (powered by solar arrays) and reticulated throughout to header tanks and troughs, as well as catchment dams.
    Two main creek systems include Strangeways Creek and Cattle Creek, which drain from south to west, providing seasonal waterholes.
    700* kilometres of high-quality fencing, the Property is divided into 19 main paddocks and five smaller holding paddocks, with additional cooler paddocks located at bores and main paddock intersections.
    Excellent structural improvements and operational infrastructure including machinery shedding, workshops, road train maintenance shed, airstrip, hangar, cattle yards, silos as well as residential infrastructure including two main homesteads and substantial staff and seasonal worker accommodation.
    Situated in the Northern Territory's Larrimah region (Sturt Plateau), in proximity to Daly Waters (45* linear kilometres), Mataranka (105* linear kilometres), Katherine (195* linear kilometres), Tennant Creek (430* linear kilometres) and Darwin (465* linear kilometres).
