Location: The property is situated approximately 27 kms North of Albany and on Yungup Road North in Napier and approximately 400 kilometres South East of Perth in the City of Albany.

Services: Albany is the main regional centre for the Great Southern Region of Western Australia, being situated 417 kilometres to the south east of the Perth metropolitan area. The City of Albany has a population of approximately 35,000 people. Major industries include a deepwater port and grain handling facility, along with fish, vegetable and wood chip processing works. The city is also a major tourist destination which receives approximately 500,000 tourist visitors per annum.
There are a number of industries within the City of Albany which provide major employment and these include the Fletchers Meat Works, to the north of Albany and the timber industry. The city is well serviced with shopping facilities including K-Mart and Target. A major redevelopment of the waterfront is now complete which includes a new concert hall, cultural centre and marina together with retail areas to be developed.

Description: Mixed soil types from loams, gravel loams, sand ironstone over clays, soapstone, and some ironstone country. Original vegetation of Jarrah, redgum, sheoak and ti tree over the property.

Soil Types & Pastures: As Above. Fertiliser history over numerous years has been very good with applications of super potash at rates of 150 kgs per hectare. Excellent pasture with mixed clovers and mixed ryes. Estimated pastured grazing area of 232 hectares plus parkland cleared areas also.

Rainfall: This is approximately 650 to 700 mm plus rainfall area. Bella vista is located in a very reliable rainfall region on the South Coast.
Water: The property has four dams plus on the Eastern area of the property an excellent water supply from the Napier Creek, a soak in this area that is equipped provides water to most of the properties numerous near new troughs. Water is pumped up into two plastic storage tanks with 46,000 litre capacity then gravitates to the troughs that service the paddocks. The property has excellent water supplies.
Stock: Current numbers on the property are at 1,500 mated ewes plus lambs. Stock numbers may vary due to seasonal conditions.
Rates: Rates in for the 2019 to 2020 year at $2,835.

Fencing: The fencing on the property is mainly ringlock on steel and wood posts, some new fencing over the years and most is in good condition. A central laneway leads to all paddocks that feeds back to the near new steel sheep yards and sheds.

Improvements: GP purpose shed fully enclosed in fair to good condition, large multi-purpose shearing, fertiliser and machinery shed in good condition with power connected and good near new steel sheep yards attached plus under cover sheep storage area. One older style grain silo used for feed grain storage. (Approx.50 tonne)
