The Catombal Aggregation is 2912ha* (7,195 Acres*) with a proven history of production, having successfully been run as a quality mixed farming property over time, with enterprises including Sheep, Cattle, and Cropping, working conjunctionally and supporting each other.
Catombal has an indicative DSE rating of 26000 to 28000 DSE, delivering scale and opportunity rarely seen in such a tightly held area of the Central Tablelands.

Location
Located in the highly regarded safe and reliable rainfall district of the central tablelands, 90kms South of Dubbo, 75kms North-West of Orange and 39kms from Molong, Catombal is central to all the major services and highways in every direction.

Development
Extensive development of the existing water infrastructure has taken place under current management, including new bores and pipelines and upgrading of header tanks and additional troughs.

A major fencing project has also been undertaken with just over 30kms of new fencing having been completed over the past 4 years, which supports an internal laneway system and includes 10km of exclusion fencing.

Substantial working infrastructure including yards, sheds and silos which are strategically located across the aggregation.

Climate
The Cumnock district has long been recognised for being a safe and reliable production environment for all enterprise options. The Catombal aggregation is characterised by a temperate climate and the properties are located at an elevation between 500 to 700 metres above sea level with an average elevation of 550m above sea level.

The nearest Bureau of Meteorology (BOM) site is located at Molong and has a mean maximum temperature of 31 degrees Celsius in January and a mean minimum temperature of 0 degrees Celsius in July. Records since 1884 show an average annual rainfall of 706mm with a consistent pattern across the calendar months. High rainfall combined with mild temperatures provide ideal conditions for both pasture and crop production.

Soils and Topography
Catombal boasts a highly unique topography, ranging from gently undulating cultivation country to protected valley grazing. The property also incorporates a portion of the Catombal range. Local experience of the beneficial impact of the range on directing general rainfall and rain storms enhances the consistency of pasture and crop production across the aggregation.

Soils are a basalt and limestone derivative and generally are deep red in colour. Soil texture transitions from clay loams on the ridges to rich red basalt soils on the arable country.

The dominant remnant timber species are Kurrajongs, yellow, white and grey box.

Pastures and Cropping
Under current management a strategic and targeted cropping program has been undertaken to work in conjunction with a highly productive perennial pasture system. This has been designed with the consulting agronomist Ross Yelland from Yellco Ag.

A 3-5 year rotation is used to improve soil health and weed management which prepares the country for a perennial pasture.

250ha* of new perennial pasture has been sown by the current owners. This consists of highly digestible and productive species that include Fescue, Chicory, Lucerne, Clovers and Phalaris.

This years winter crop of 400ha* will be included in the sale and consists of Wheat, Barley, Oats and Canola. Best management practices have been undertaken with these crops to ensure they reach their full potential and a full soil profile of moisture shall provide ideal growing conditions moving forward.
