PROPERTY SUMMARY - "Cobwell Station"
The "Cobwell Station" aggregation consists of "Cobwell", "Widderin North", "Sandy Bridge" and "Simons", all adjoining. The total land area is* 3,541 hectares or 8,750 acres.
There are approximately 20 kilometres of exclusive Wakool River frontage as the Northern boundary and 18 kilometres of Barber Creek as the Southern and Western boundary. Natural watercourses and gullies navigate through parts of "Cobwell Station". The Merangatuk Creek acts as a connector in high flows between the Wakool River and the Barbers Creek.
Land uses include irrigation of *182ha/470ac diverted off the Merangatuk and Barber Creeks, open country of *1349ha/3334ac for cropping and grazing and a balance of *2010ha/4966 being sheltered grazing, natural bushland and forest.
IRRIGATION
"Cobwell Station" has *187ha of irrigation and is predominantly a border check layout, sown to clover and rye some years ago. These layouts are suited to Summer and Winter crop production. A mix of Padman irrigation stops and pipe structures are used to control water diversion down the irrigation bays.
Pumps
"Cobwell" and "Widderin North" - Kelly and Lewis 10" pump with 3 phase 50hp GEC motor diverts water from the Merangatuk Creek to the main supply channel. The Wakool River is the main water source at river level.
"Cobwell" recycle - 8" Kelly and Lewis electric pump lifts water into the main supply channel from a storage sump.
"Sandys Bridge" - Chinese 12" pump with 3 phase 50hp electric motor diverts water from the Barber Creek into the main supply channel. The Merran Creek is the main feeder source via a cutting piped under the Gonn Road.
"Sandys Bridge" recycle - site for a PTO tractor pump for part of the irrigation layout.
LIVESTOCK
In recent times a Brangus stud has consistently produced livestock known for their quality and performance. Merino sheep have been part of the farm operation in the past. The property is currently grazing 100 cattle. With a feed capacity to run many more.
Excellent livestock handling facilities includes steel cattle yards having a capacity to handle approximately 250 head. A top-quality Red River cattle crush with weighing scales and a Gribben loading ramp with a self-aligning truck entry compliment the yards.
On "Cobwell" and "Widderin" a central laneway services the Western end of these properties and a laneway and fenced thoroughfare provides access from "Sandy's Bridge" to the cattle yards.
Pressurised pipeline water sourced from the Merangatuk and Barber Creeks delivers stock water to troughs to majority of paddocks.

FRONTAGE AND BUSHLAND
Red Gums and Black Box are the main tree species The properties are subject to Private Native Forestry Plans PNF-PVP-02370 and PNF-PVP-02731. These documents make provision for the clearing of native vegetation for the purposes of private native forestry activities.
Selective harvesting for firewood in the Southern Victorian regions is carried out by a private contractor with the landholder receiving a royalty on a tonnage basis. There is no obligation for a purchaser to continue this activity if desired. Open grassland vegetation features trefoil, barley and rye grasses.

RECREATION
There are many excellent camping sites on the Wakool River and Barber Creek frontages. Fish species Murray Cod and Golden Perch (or to the local fisherman, Yellowbelly) swim these water courses. The at times dense timber provides habitat for various birdlife and other wildlife.
