Fertile farmland with pristine river frontage

Offered for the first time in more than 100 years, 'Lennoxton' presents a rare opportunity to acquire over 200ha of ex-dairy country with frontage to the pristine Paterson River.

The spectacular Vacy property is the remaining part of the original 640-acre (259 hectare) Lennoxton Estate land grant, which was allocated to British migrant Samuel Lennox Adair in 1829. 'Lennoxton' consists of three lots totalling 201 hectares and has remained with the same family for more than 100 years.

For much of that time the tightly-held property was operated as a dairy farm, making the most of the fertile pastureland, natural water courses and its Paterson River frontage to the north.

The drought-hardy property offers a variety of different water sources and landscapes including alluvial river flats with irrigation lines, an oxbow lagoon, deep watering holes, dams, a picturesque flagstone creek, gullies and rainforest areas.

An existing Pressure System pumps water from the river for Domestic and Stock needs, and has watering points at four cattle troughs, the homestead, dairy and adjacent to the machinery shed.

A separate irrigation system provides the potential for pasture irrigation should the new owners obtain a water licence and an irrigation pump. The irrigation infrastructure consists of a Three-Phase Power supply with meter box and outlet at the river, an underground distribution system of approximately 600 metres in length which would enable a 16 Ha irrigation potential. There are also a number of aluminium irrigation pipes. The Paterson River regulated water source is one of the most reliable in Australia, as it is fed by the Lostock Dam.

The land itself offers a combination of productive farmland, higher cattle grazing country, rolling hills and densely timbered mountain areas, and has more recently been utilised for beef cattle grazing and cropping activities. This includes the annual production of pasture hay, which currently delivers between 200 and 300 square bales per cut with two to four cuts per season.

A history of intensive farming practices confirms the commercial potential for this property, which has an overall carrying capacity of around 50 cows and calves depending on the season.

The riverfront portion of the property includes six cleared and mostly level paddocks with barbed wire and split timber post fencing in reasonable repair.

Livestock can be successfully grazed on natural pasture as well as two pasture-improved paddocks fertilised and sown with oats and rye, while the property would be ideal for horse owners who could easily grow their own feed.

The fertile property also offers the potential for a range of horticultural pursuits, from fruit and vegetable farming to flower production. An established orchard needing some TLC provides a plentiful harvest with a range of fruit trees including pear, grapefruit, orange, mandarin, as well as a substantial 50-year-old persimmon tree that stands around seven metres high and produces a large annual crop.

For those seeking a picturesque weekender or a country location to raise a family the property offers the ideal rural lifestyle with plenty of passive and active recreational opportunities.

Make the most of the wide expanse of land to ride motorbikes or enjoy a horseback trial ride around your own property.

Picturesque creeks with deep water holes, rocky ravines and an intermittent waterfall exist on the mountain properties, while a combination of cleared natural grassed areas and timbered high country provides a variety of great camping areas where you can get back to nature without leaving home.

The property's Paterson River frontage provides easy access for fishing, swimming and kayaking, while nature-lovers can immerse themselves in the environment with bushwalking trails and plenty of birdwatching opportunities.

The property's original homestead was built in the early 1900s before a four-bedroom extension with wraparound verandah was added to the front in 1961.

The home's elevated location offers panoramic views including Mount George and the oxbow lagoon to the west, where flocks of waterbirds gather each day, while the northern view takes in the pastural landscape across the river flats.

Buyers who fall in love with the romance of the homestead could look to renovate and bring its history back to life, while others may wish to start a new chapter on the property by building the house of their dreams on the most beautiful piece of riverfront land.

The property is ideally located with a tar-sealed road to the farm gate and combines a country lifestyle with easy access to all the conveniences, with the rural community of Dungog and the major urban centre of Maitland both less than 30 minutes away, while day-to-day essentials including a general store, local butcher, charming cafés and a country tavern with a quality bistro are ten minutes away in Paterson. The local hamlet of Vacy has the Farmers Hotel, shop and café, and the Flying Duck restaurant and motel just 5 minutes away.

Families also have access to a variety of education options, from the local schools in Vacy and Dungog to the Catholic and private schools slightly further afield in Maitland and Ashtonfield, with a school bus service running past the front of the property.
