Situation
Stationview is situated on the town boundary of Herrick and its eastern boundary is Old Port Road.
History
The farm has been used as a dairy since around 1940
Land Description
Undulating topography. David’s Creek passes through the southern part of the property.
The northern side has Bradshaw’s creek and numerous unnamed creeks which feed into David’s
creek.
It has a lot of native bush eg. Blackwood, dogwood wattle and gum trees.
Soil types
The majority of the soil is red loam with grey granite on a little bit of the steeper slopes.
Aspect
Fifty percent northerly gives good early spring growth.
Fifty percent southerly gives less dry out in summer.
90% of farm is well drained and not liable to any flooding.
Fencing
Fencing is in good condition with most internal fencing electric one, two or three wires with star
pickets.
Some boundary fences are conventional posts and droppers with electric wire on most.
There are approximately seventy five paddocks with most being accessed by gravel laneways.
Stock trough water is available in all but about seven paddocks and in these there is access to creeks.

Average of past 17 years rainfall is approximately 1000ml or 40 inches
Irrigation
The property has two irrigation systems for approximately 42HA
Winnaleah gravity scheme. 40ML water right, 17 long lateral sprinklers through underground mains. (may be able to purchase more if required).
David’s Creek. Off peak pump through underground mains, allocation type: Direct, Surety: Level 5
License .9Ml per day with historical use being up to 1.6 per day available can be run on day rate. 33 long lateral sprinklers.

Fertilizer
The property has a good fertilizer history with annual applications and extra applications to irrigate
silage and hay paddocks.
When pasture is renovated lime is always applied.
Soil testing is usually done every two years.
Carrying Capacity
The property usually calves 180 cows August/September.
Approximately 40-50 replacement calves with about 6 – 10 beef cattle and 4 – 6 bulls.
Herd production
Dairy
The dairy is a feature of the property.
It is three sided with a large central skylight. Built in 2001, it is an easy to work twenty unit swing
over with Hydra Vac vacuum pump and a duravac pulsation plate cooler. It has twin 2850 litre
Alfa Laval vats all being in very good working condition with annual service and checks done. There is an electric backing gate, grain feed system, stainless feed troughs and thirteen ton silo. A large undercover area has a vet and A.I. race and head gate which make it a pleasure to work in. Wash down is gravity feed through three yard blaster outlets.
The most valuable asset is water availability which is under pressure without the need for a pump.
Dairy stock water is sourced under pressure from Winnaleah irrigation scheme. As a back up it can
also be diverted through an irrigation pump.
Effluent Disposal. Sump with sand trap and electric Reeve pump. It is pumped into the paddocks via 2” poly main with Rainspray sprinklers.
All dairy/stock water is from the Winnaleah Irrigation scheme. It can be pumped if there is a shut down of the scheme or emergency.
Hay/silage. On average 400 x 5' bales are produced annually on farm.
Gravel Pit.
The farm has its own gravel supply on the Eastern side of property on Old Port Road. Very good quality road gravel.
Farm Outbuildings
Machinery shed. Cyclone steel 132m2
Barn/calf shed with swing out internal gates, 8 pens per calf shed. Steel deck roof and wall cladding on steel and timber frame. Holds 150 5' bales. Earth floor, sawdust removed after calves put out.
There is a new steel barn 162m2 which holds 160 5' bales.
Dwellings
Built around 1921 this renovated spacious family home which has been well maintained has: four
bedrooms, one study, one new bathroom, a large sunny open plan living area. A separate granny flat
