The development land has direct access to Murrumbidgee Irrigation's Lakes View Branch Canal near New Farms Road making it a prime large-scale irrigation holding that would be ideally suited to permanent horticultural plantings e.g. Nuts, Citrus, Grapes etc. (subject to agronomic due diligence). Quarry Road runs along the entire Eastern and Southern boundaries and part of the Northern boundary providing excellent accessibility, with access also available from New Farms Road to the West.

Woods is planted to approx. 37 hectares of wine grapes ranging from Shiraz planted in 1991 to Durif planted in 2017 which are currently under a supply contract. The vineyard is watered via drip irrigation. The location of the vineyard allows for its existing infrastructure to be extended and utilised by the development holding if purchased together.

The properties are not to be sold contingent on one or the other, however it does offer cashflow through the vineyard while establishing the development site. The vendor has advised that they may be interested in leasing back the vineyard and surplus land for cropping during the development stage.
