Heaven in the Hills

With only three owners in its 146 year history, this lovely old Barossa farm is sure to melt your heart from the moment you arrive.
Tucked away on a beautiful little dirt road and surrounded by stunning nature, including a winter creek and magnificent old river red gums, this historic property is tranquil and private, but only a short drive to the pretty town of Angaston.

Generously proportioned and solid as a rock, the bluestone farm house was built with expert craftsmanship by its German settler founders. Baltic pine ceilings, beautiful stone work and open fireplaces are just some of the well preserved and original features of the home. The current owner is respectful of the history of this property which is evident in all works undertaken. With two very spacious bedrooms, a beautifully appointed wine room, (which could easily be converted back to its original role as the third bedroom), a library/dining room and an enormous, light filled lounge room, there is room to move and grow in this house. The cosy farm kitchen is a delight, with its original and still fully functional Wellstood wood stove, complete with original instruction book! Many a cup of tea in the morning and a glass of red in the evening has been drunk in this kitchen, listening to the fire crackle in the hearth.

Across the courtyard from the farm house is a second bluestone residence, consisting of separate rooms, connected by a long verandah. Originally the black kitchen, a store room, cellar and laundry/farm boys accommodation, they have been renovated to provide an additional living area, bedroom and separate bathroom. The living area retains the original baker's oven and wood stove and the entrance to the cellar has the original pug and post ceiling, in excellent condition. The guest bathroom has French doors that lead out to a stunning sheltered courtyard, shaded by an ancient Zante currant vine and a large walnut tree. The perfect spot for a quiet drink.

All of the original outbuildings have been well maintained and in some instances sympathetically restored. Two large stone stables, complete with original iron tie-up rings and heritage wooden day yards, stand next to the old shearing shed. A second stable complex, complete with the old granary, has been converted into two extra bedrooms and a huge, airy, entertainment room. An enormous hay shed, graces the property, with original hand hewn posts and beams. The proportions of this building are breathtaking. All of the red gum slabs used around the property were hand milled on site, with remnants of the old saw mill still there.

Other features to the property include:
    - An ancient, high yielding mulberry tree, which can easily accommodate a long table lunch for eight under its shady canopy. This tree would be one of the biggest and oldest in the Barossa.
Many other fruit trees, including quince, apple and cherry, loquat, peach and pear.
    - Huge chook run, veggie wicking beds and a separate dog run
    - Massive rainwater storage
    - Fully equipped bore

This is certainly a magnificent property and there are far too many elements and features to put in this text. If you have been looking for a lifestyle change with the potential to provide an income through accommodation, land use, weddings or function hire, this property is deserving of your attention. Private and peaceful 10 acre property with no light pollution at night, perfect for gazing at the stars in all their glory.

Inspection is by appointment only. Please contact Felicity Cock on 0411 456 266 for the next allocated viewing time or to arrange an alternative time. Heaven in the hills.
