The Aggregation comprises highly productive grazing land systems bordered on the north by 16 kilometres of direct frontage to the Isaac River.

On the Isaac River, with 3 dwellings and an airstrip, the Clarke Creek Primary school is nearby. With the breeding herd offering, here is the opportunity for an incoming purchaser to move in and benefit immediately from a highly productive grazing platform.
Key Aggregation highlights include:
The total land area is 17,368 hectares, including 17,274 hectares freehold
plus 94 hectares long term lease plus 4,410 hectares of grazing lease with a minimum tenure until November 2024.
The Isaac River influences the topography within the Aggregation, comprising Coolibah and Brigalow 'alluvial plains' rising to Brigalow, Blackbutt and Poplar Box 'undulating country'. An 'elevated plateau' of semi- cleared grazing country forms a small area within the southern and western portion of the Aggregation.
An estimated sustainable carrying capacity has been calculated to be in excess of 6,200 AE.
Potential for substantial further productivity gains (with expansion of Leucaena for example).
The breeding herd available to be purchased with the Aggregation includes approximately 2,560 breeders (including replacement heifers) plus calves as well as numerous steers, bullocks and bulls.
A 5-year quarry lease is in place, including an option to extend that lease for a further 5-year term. There is also a separate lease agreement in place for another 5-year lease term commencing at the expiry of the initial lease and option terms.
Average Annual Rainfall is 607 millimetres, recorded by the Bureau of Meteorology (Junee Station 34061).
