Fabulous 10 acre smallholding in the Huon Valley perfect for sustainable living!

Phone enquiry code for this property: 1171

Rivergum is a beautiful 10 acre smallholding nestled in a picturesque part of the Huon Valley only 35 mins southwest of Hobart. It consists of a very comfortable 4 bedroom family homestead surrounded by stunning gardens and level fertile pasture divided into several paddocks. We have worked hard to develop the farm to produce our food organically and using permaculture principles. The property is fully fenced with plenty of water from 2 tanks, a large dam, bore and water rights to our permanent creek making it ideal for any horticultural or small scale primary production, poultry and other livestock.

Around the house are beautiful established gardens with expansive lawns, azaleas, rhododendrons, viburnums and a herb/perennial garden outside the kitchen window. An old twisted willow in the garden provides the perfect place for a long lunch.

The main living area is a unique octagonal open-plan space with vaulted ceilings and exposed timber beams. The lounge, dining and kitchen areas have large arched windows on each wall bringing light and those beautiful garden views inside. The cook's kitchen is all about sharing together, with a 900mm electric oven and gas cooktop plus timber island bench for food preparation with friends and family. Heating is by a large Lopi wood heater within a central chimney which really is the heart of the home.

Downstairs are 3 generous bedrooms (2 with built ins) and a family bathroom with separate toilet. Upstairs are 2 large rooms currently being used as a TV room and a teenagers retreat. This would also make an ideal home office space for those wanting to work from home with reliable NBN available and running at good speeds. There is also a Granny flat with ensuite and separate entry attached to the house, offering flexible accommodation options for visitors and extended family. Added to this is a large double garage (8 m x 8 m) with 4 roller doors, perfect for anyone wanting a large workshop or it could also be used as an entertainment or play area under cover. We have 5.2kW of solar panels on the roof and an evacuated tube solar hot water system which helps keep the power bills down and decreases our carbon footprint.

Rivergum is located an easy 35 minutes drive from Hobart consisting mostly of dual carriageway. It's 10 minutes from the local township of Huonville and 20 from Cygnet. Nearby we also have a wonderful sourdough bakery and cafe, the Willie Smith Apple Shed Cidery and Home Hill Winery. One of the highlights of living here is the abundant bird and native animal life including wedge-tailed eagles, hawks, fairy-wrens, honey eaters, robins and thrushes. Our large dam also has a resident platypus for much of the year. With an established apple, pear and plum orchard on its banks, the dam paddock is often home to native ducks, swans, coots and grebes plus a tribe of native hens (turbo chooks).

The fully fenced 1200 m2 veggie patch has a mandala of raised beds, a large polytunnel to extend the growing season, a tool shed and compost bins. This provides year-round vegetables and seasonal fruit and berries (jostaberries, raspberries, black and red currants, kiwi fruit and feijoas) using permaculture principles. The property has provided us with most of our fruit, vegetables and eggs as well as lamb, pork, chicken and duck. It has been incredibly satisfying to sit down to meals where we have grown everything on the plate!

There are 4 large fenced and netted pens with attached sheds currently being used for raising heritage poultry, but these could easily be converted to growing berries which do very well in our cooler climate; having raspberries for Christmas is a Tassie tradition! There are two additional aviaries and a 3-bay shed adjacent to the house and veggie gardens.

We have a permanent creek on the back boundary of the property, a Winter/Spring creek at the front and a bore delivering 50 L/min of potable water, so water is never a limiting factor for this bounteous smallholding. There is also a large machinery/hay shed and a small set of sheep yards at the back of the property with a fully insulated and lined hobby room and storeroom attached, suitable for smallgoods production or cider making.

This is a perfect lifestyle property set in a peaceful rural environment surrounded by beautiful trees and lush green vistas. Ideal for people who want to grow and eat their own food seasonally and locally in a sustainable way. Definitely worth a look!
