RWC Medical is Queensland's specialist medical and commercial property team, powered by Ray White Commercial. We act for landlords, tenants and investors across the healthcare sector statewide, with more than 20 years of specialist experience.
Healthcare property doesn't behave like standard commercial real estate. A generalist agency can find you a tenant. A specialist agency finds the right tenant and structures the deal to protect the asset long-term.
Four services:
Landlord Services. Leasing strategy, positioning, marketing, negotiation and portfolio management for healthcare landlords. From a single consulting suite up to a multi-tenanted medical centre.
Tenant Advisory. Sourcing and negotiating premises for GPs, specialists, day hospitals, dental, allied health, imaging and pathology operators.
Property Management. Proactive management of healthcare-tenanted assets: rent reviews, lease renewals, outgoings reconciliations, make-good negotiation, maintenance and compliance.
Development Advisory. Feasibility, tenant pre-commitment and lease-up for new medical developments. We're brought in before site selection so the building is designed around what tenants actually need and what investors will pay for once it stabilises.
Healthcare is the specialisation, but the same disciplines transfer. The team also acts on retail, office, and childcare & education property, which lets us run mixed-tenant medical centres and full-portfolio mandates end-to-end rather than splitting them across multiple agencies.
What separates the team from a generalist:
Clinical fit-out knowledge. What infection control, accessibility and consult-room layouts cost, and what tenants actually need versus what their fit-out designer specifies.
DA and approval pathways. Healthcare use almost always needs council development approval. We advise on feasibility before lease execution, not after.
Healthcare tenant network. An active book of GPs, specialists, day hospitals and allied health groups looking for Queensland premises at any given time.
Sector-specific lease drafting. Rent review mechanisms, permitted use clauses, holdover terms and make-good provisions written for how a healthcare business actually operates, not how a standard retail lease assumes.
