Modern House is Australia’s only specialist estate agency for architect-designed property.

We represent Modernist, mid-century and contemporary houses, apartments and selected commercial buildings of architectural merit. Our work is founded on the belief that good architecture has lasting cultural, environmental and personal value – and that its sale requires knowledge, care and a genuinely design-literate approach.

We seek to understand each property as a complete architectural work – its design intent, history, materials, landscape, alterations and place within the broader built environment.

Buying an architect-designed property

Selling an architect-designed property

An architect-designed property should not be reduced to a familiar collection of real estate superlatives.

Each Modern House campaign begins with research. We consider the original design, architect, period, construction, setting, awards, alterations and surviving fabric before determining how the property should be positioned and presented.

Photography, film, writing, public relations, digital presentation, inspections, and buyer engagement are then brought together as a cohesive campaign. The objective is not simply to attract attention, but to communicate the property accurately and compellingly to the broadest relevant audience.

This approach enables us to build demand among design-literate buyers who recognise the property’s architectural qualities, while making its design value accessible to those encountering it for the first time.

Residential and commercial architecture

Our principal focus remains architect-designed houses and apartments. We also represent selected commercial buildings in which architecture, adaptive reuse, material character, or design authorship is central to the property’s identity and value.

Whether a private residence, apartment, studio or workplace, the same principle applies: the architecture should inform the campaign rather than become incidental to it.

More than securing a sale

The sale of an important architect-designed property is also a transition in custodianship.
